SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application_ A list of potentially relevant
review agencies is shown below:

Dear Mr. Bauer:
Staff is in receipt of the site plan for the above -referenced project, accepted on September 30,
2004. At this time, the site plan is denied until the following comments are adequately
addressed.
Review Comments
l) Original Site Plan: Please indicate on the new site plan all areas of work that Marsh &
Legge, P.L.C. has done on this new site plan. You may indicate this new work by
bubbling all areas that have been changed and indicating these on the site plan. A new seal
must be placed on the plan to reflect these changes. Also, please provide a new space for
the zoning administrator to sign this revised site plan.
2) Structures on Adjacent Properties: Please remove all structures not located within the
property numbered 52-A-92C from this plan. This site plan only deals with the
aforementioned property and thus must reflect only those structures located therein. Staff
has reviewed those structures located on the adjacent property, identified by Property
Identification Number 52-A-149 and found them to be in violation of the Frederick
County Zoning Ordinance.
3) Front Setback Violations: Staff review has concluded that the pool display and the
wooden gazebo located on site are in violation of section 165-83(A) of the Frederick
County Zoning Ordinance. This section states that the front yard setback on primary or
arterial highways is a distance of 50 ft. Both the pool display and the gazebo are defined
as structures and thus can not be located in the front setback. Please move these two
structures behind the setback lines. In addition, the display areas shown on the site plan
are not allowed under section 165-33 (D) of the Frederick County Zoning Ordinance. This
display area needs to be removed as well.

4) Profile: Please provide a profile for the proposed handicap accessible access ramp that
connects the parking lot to the existing two-story frame building.
5) Square Footage: Please indicate the total square footage of the existing two-story frame
building located on the site.
6) Landscaping: In order to satisfy the landscaping requirement of section 165-83(B) of
the Frederick County Zoning Ordinance, staff feels that no less than ten (10) trees be
provided on site. This landscaping should be located around the proposed double prime
and seal parking area that is identified on site. Please make sure all trees conform to
section 165-36 of the Frederick County Zoning Ordinance.
7) Sea -Land Containers: Please remove the two sea -land containers that are located at the
rear of the property. These two structures are in violation of section 165-45 of the
Frederick County Zoning Ordinance.
Once you have adequately addressed all of these comments, please resubmit a copy, which
includes the seal of a licensed engineer, for my re -review. I will need all approved review
agency continent sheets and at least five copies of the final plan for approval. Comment sheets
are required from the following agencies: the Frederick County Department of Building
Inspections, the Frederick County Fire Marshal, the Frederick County Engineer, the Frederick
County Health Department, and the Virginia Department of Transportation. These comments
sheets need to be obtained and submitted by the applicant.

2004. At this time, the site plan is denied until the following comments are adequately

Review Comments
1) Double Prime & Seal Parking Area: Please change the content of the parking area from
double prime and seal to bituminous concrete. Due to the fact that this site lies within the
boundaries of the Round Hill Land Use Plan, the double prime and seal surfacing is not in
conformance with the requirements of this plan.
2) Original Site Plan: Please correct the site plan so all of the previous signatures and
comments are taken off the plan. A seal of a certified engineer or surveyor must also
accompany this new plan.
Once you have adequately addressed all of these comments, please resubmit a copy, which
includes the seal of a licensed engineer, for my re -review. I will need all approved review

We very much appreciate your assistance in reviewing the revised
site plan for the Hager Spa and Pool Center situated on the south side
of U. S. Route 50 in Frederick County, Virginia.
As you are aware, the Hagers completed an approved site plan for
a model home which was approved in April 1994. The Hagers now desire
to utilize the existing model home for an office space. In order to
obtain approval we have provided an updated site plan for the project
area. The existing two-story frame building is shown and this is the
model home that was approved in the original site plan. We have added
the prime and double seal surface for the existing gravel parking lot
and delineated required parking spaces. Additionally, we have
provided some drainage run-off calculations for the site for your
review.
We trust that this information will be helpful in finalizing this
