The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

Buildings shall comply with The Virginia Uniform Statewide Building Code and section 304 -
B,Business Use Group of the International Building Code/2009, The International Existing
Building Code, the ICC/ANSI Al 17.1-03 Accessible and Usable Buildings and Facilities and the
International Fire Code, 2009 edition.
New placement of mobile BB shall maintain a distance of 10'+ from adjacent structures or
property lines per the International Fire Code & International Building Code.
Existing Modular Structure shall maintain type of construction during remodel. Change of
Occupancy/renovations requires a building permit. Please submit application and floor plan,
with indication of seating as pant of the permit submittal.
20% ANSI Al 17.1-03 rule applies.
Accessible parking indicated on site plan. Accessible parking area shall meet the requirements
for van accessible parking as required per ANSI Al 17.1-03. Minimum 8' parking area with 8'
unloading area or 11' parking area and 5' unloading is required. Parking & unloading area shall
not exceed 2% (1:48) slope and shall be of non -slip, solid materials. Van accessible signage as
required by USBC/IBC 1106 is required.
Accessible entrance shall be required to comply with ANSI Al 17.1-03 for accessible route.
Ramps shall not exceed 1: t 2 slope. Ramp shall be kept in good repair

adequately addressed.
Review Comments
1) Square Footage: Please include the square footage of the proposed structure, as
well as its primary use on the enlarged site plan.
2) Building Clarification: Please clarify on the enlarged site plan if the proposed
building is made up of one or two components.
Once you have adequately addressed all of these comments, please resubmit a copy in for
my re -review. I will need all approved review agency comment sheets and at least five
copies of the final plan for approval. Comment sheets are required from the following
agencies: The Frederick Couwy Department of Building Inspections, the Frederick
