The Department of Planning & Development will review the application to ensure that it is complete prior to accepting it. If any portion of the application is not complete, it will be returned to the applicant(s). (1) One (1) set of approved comment sheets are required from each relevant review agency prior to final approval of a site plan_ It is recommended that applicants contact the Department of Planning & Development to determine which review agencies are relevant to their site plan application. VA 22601 RE: Preliminary Comments for Site Plan #65-04 — Wilson Properties, LLC Property Identification Number: 64-A-39 & 64-A-39C Dear Mr. Lewis: Staff is in receipt of the site plan for the above -referenced project, accepted on October 15, 2004. At this time, the site plan is denied until the following comments are adequately addressed. Review Comments 1) Gravel Storage Area: In accordance with sections 165-33 of the Frederick County Zoning Ordinance, all outdoor storage in the business and industrial districts are to be completely screened from the view of the road and surrounding properties. This screening amounts to either a six foot board on board fence or a double row of evergreen trees. Currently, only twenty-four feet in the front of the storage area is adequately screened via a fence. The proposed evergreen screen plantings must be four foot at the time of planting and should reach a height of six foot at the time of maturity. The proposed vegetation line that is being utilized to screen the side and rear of the storage area is not in compliance with the requirements of the Frederick County zoning Ordinance. Once you have adequately addressed all of these comments, please resubmit a copy. %N hich includes the seal of a licensed engineer, for my re -review.
