SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

The above -referenced site plan was approved on December 6, 2004. The site plan is approved for the
construction of a new general office/retail building located on Prosperity Drive. This building consists of
8,000 square feet and is divided into ten individual units. Required site improvements include the following:
• Construction of a parking lot with 39 spaces (including two handicap accessible), including curb and
gutter, a sidewalk, landscaped islands, striping, and handicap access.
• Construction of a dumpster pad with a six (6) foot wooden fence for screening.
• One 12' x 45' loading space.
I am providing you with eight copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an
approved copy must be kept on the construction site throughout the development process. Once site

group M (Mercantile ) and section 304, use group B (Business) of the International Building
Code/2000. Other code that apply are ICC/ANSI Al 17.1-98 Accessible and Usable Buildings and

Dear Madam:
Attached are two (2) revised copies of the site plan. Upon finally receiving
comments from all review agencies, the plans have been revised to address all
comments.
1. The scale has been added to the vicinity map.
2. The bearings and distances have been added to the boundary lines.
3. The entrances within 200' of the site has been shown on a 50 scale drawing
on sheet 3 of 4.
4. The Valley Farm Credit site has been labeled future parking lot.
5. A note concerning outdoor storage has been added to sheet 2 of 4 on the
rear of the site.
6. Water and sewer pipe sizes have been labeled on the plan view.
7. The word "Dumpster" has been added to "Pad" to clarify its location.
8. A 3' high hedge has been added to screen headlights.
9. The landscaping note requested was already on the landscaping plan along
the top over the planting tabulations.
10. The steep slopes grade has been revised on the cover sheet.

Dear Mr. Oates:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval
can be granted. At this time, administrative approval cannot be granted. This site plan is denied
until the issues in this letter, as well as all issues of the other review agencies, have been adequately
addressed. Please review Staff s comments listed below and then prepare a revised site plan which
adequately addresses each concern.
Re% ie%% Comments:
1) Vicinity Map. Provide the scale for the vicinity map.
2) Survey Boundaries. Please include the survey boundaries for the lot.
-3) Entrances. Show all entrances within 200 feet of this property. Also, show the new
approved entrance on the adjacent Valley Farm Credit Property.
,4) Adjoiner Information. The adjacent Valley Farm Credit Property was recently approved
for a parking lot addition for the bank; please label this as a future parking lot.
5) Outdoor Storage. Please place a notation in the area behind the building stating that
outdoor storage is prohibited.
6) Water and Sewer. Provide the width of the water and sewer lines being run to the property.

7) Dumpster screening and location. Please label the dumpster pad.
8) Landscaping. A three foot high evergreen hedge, fence, berm or wall must be provided
along the side of the parking area facing the adjacent property.

Procedure, and Maintenance.

50%, not 15%.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five
copies of the final plan for final administrative approval. Comment sheets are required from the
