The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

Dear Mr. Keith:
Staff is in receipt of the site plan for the above -referenced project, accepted on September 24,
2004. Staff is not currently satisfied with the corrections that have been made on the site plan and
the site plan is denied until these changes have been addressed.
Review Comments
1) Stacking Distances: Please indicate the stacking distances, required per Section 165-
27(10) of the Frederick County Zoning Ordinance, for all drive-in lanes being proposed
on site. A minimum width of nine (9) feet and minimum stacking distance of ninety (90)
feet is required. This stacking distance must be shown for all new gas pump additions in a
way that will satisfy the ordinance requirements. Furthermore, the stacking distance must
not be located in the proposed travel lanes or in any VDOT approved entrance.
2) Handicap Parking: Please label the required number of handicapped parking spaces on
site. Dimension requirements must also be shown, per the Frederick County Zoning
Ordinance, section 165-27(6). Indicate the width of the proposed handicap parking space.
Once you have adequately addressed all of these comments, please resubmit a copy, which
includes the seal of a licensed engineer, for my re -review. I will need all approved review agency
comment sheets and at least five copies of the final plan for approval. Comment sheets are
required from the following agencies: The Frederick County Department of Building Inspections,
the Frederick County Fire Marshal, the Frederick County Engineer, the Frederick County Health
Department, and the Virginia Department of Transportation. These comment sheets need to be
obtained and submitted by the applicant. You may obtain a copy of the building inspector's
comments by sending a self addressed stamped envelope to their department. Feel free to contact
