The checklist below indicates all the information=that needs to be -submitted as part of the site plan
application. All required information must.be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site- plan application will not be accepted and returned
to the applicant(s).

Dear Mr. Smith:
Thank you for your submission of the above -referenced site plan. Unfortunately, a few changes are
required before final site plan approval can be considered. Please review the following comments:
1. Please correct the site plan so it indicates that the required rear setback is 25 feet.
2. Please change your landscaping calculations to show the total landscaped area for the entire
lot.
3. Please provide a definition of a T-Bed, or if more appropriate, provide a statement regarding
what will be stored in the area.
4. Please show and label the location of all water, sewer, gas, and electric utilities in the
disturbed area. If none of these features exist in the disturbed area, please provide a
statement to this effect.
5. Please provide a statement regarding how this proposed development will effect the number
of employees on the site.
6. Please state the distance of the closest restroom facility to the proposed storage area.

After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five
copies of the final plan for approval. Comment sheets are required from the following agencies: the
Frederick County Inspections Department, the Frederick County Engineer (Public Works), the
Frederick County Fire Marshal, the Frederick County Sanitation Authority, and the Virginia
Department of Transportation (VDOT). Staff would also advise that you discuss the plan with any
utility companies that may be effected.
Note: I am not providing you with a redlined copy of the site plan, because we only received one
copy of the plan when it was submitted.
