The site plan is for a recreational center located on Bayberry Court in the Autumn Glen Subdivision. Development of the site will include a paved entrance and driveway off of Bayberry Court, 12 regular parking spaces, two handicap parking spaces, street signs, a pedestrian sidewalk, both perimeter and interior parking lot landscaping, and a 1,900- square-foot recreational building. As of this date, all comment sheets have been approved. Future issues that may arise with these agencies or departments should be addressed accordingly. I am providing you with several copies of the approved site plan. Please forward these to the appropriate representative for Autumn Glen. Furthermore, please advise the owner that a copy should be kept for future reference and an approved copy must be kept on the construction site throughout the development process. As this project is not residential, but includes a community center and parking area, the formal site plan review is necessary. Therefore, I have conducted a preliminary review of the submission based on site plan requirements. Please address the following comments: 1) Provide a landscape plan to address the parking lot landscape requirements. The landscape plan should account for the required six perimeter trees, and two parking space calculated trees. All trees provided should be deciduous with a minimum of two-inch calipers at time of planting. The parking lot should also be screened from the road and adjoining properties with an evergreen hedge, three-foot minimum height at time of planting. 2) Provide the parking lot pavement detail. 3) Review fee. I will consider this project a revision to Site Plan #59-98. Therefore, a minor site plan review fee will be required: $500.00. Please address the above comments and resubmit.
