The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site- plan application will not be accepted and returned
to the applicant(s).

Dear Mr. Bader:
The Frederick County Department ofPlanning and Development administratively approved the above
referenced site plan on March 14, 2001. The only development proposed with this site plan is the
raising of the roof on the existing warehouse, located on the Trex property. The roof will change
from a height of 24' to a new height of 3 0'. As of this date, all comment sheets have been approved.
Future issues that may arise with these agencies or departments should be addressed accordingly.
i am providing you with several copies of the approved site plan. Please forward these to the
appropriate division of Trex. Furthermore, please advise the owner of the property that a copy
should be kept for future reference and an approved copy must be kept on the construction site
throughout the development process. Once site development is complete, the owner needs to contact
this office to schedule an on -site inspection.

A VDOT review has been completed on the site plan dated 04/10/01 for the
referenced project. We find the existing entrance to be adequate for the
planned activity which appears to be within existing facilities and having
no affect on current trip generation.
Should the business ever expand in the future, entrance(s) may need to be
upgraded.

Dear Mr. Bader:
Staff has had the opportunity to review the Minor Site Development Plan of the Trex Wash Line
Addition. The plan calls for raising the roof of the former Capital Records Building by six feet,
apparently to accommodate new machinery. Unfortunately, there are a few changes that need to be
made to the Site Plan before staff can consider approval. Please review and address each issue in
a revised Site Plan. These issues are as follows:
1) Please provide the location, height, and specifications of all outdoor light fixtures that will
be relocated or proposed with the new addition.
2) Please explain where the 149,622 proposed square feet is coming from on the site. The FAR
calculations should state the total existing square feet and the total proposed square feet of
the building in question. Other development on the property that has been approved in
another site plan should be mentioned separately as appropriate.
✓3) Please include the warehouse use in the parking calculations for the site. A warehouse is
required to have a parking space for every employee. This may change the required number
of parking spaces, because a manufacturing use only requires three spaces for every four
employees (75 spaces per employee).
4) Please explain how many parking spaces are provided and of these how many, if any, are
proposed?

revisions for this project. Please review these comments and resubmit a revised copy of the site plan
to my attention. All of the mentioned comments need to be addressed before staff can consider
approval of the site plan. Once I have received this information, I will advise you of the status of
approval by our department. In order to receive final approval of this site plan, our department will
need to receive verification of approval by the following agencies and departments:
