EROSION AND SEDIMENT CONTROL
NARRATIVE
Description.This project proposes to construct a 63,425 sq.ft. office i red warehouse
building. The total area to be disturbed by this project is approximately 4.11 acres.
Date of constructionConstruction will begin following plan approval and will take
approximately one (I) year to complete.
Existing site conditions: The area to be disturbed under this plan is a combination of
grabs and brush
Adjacent areas -This project is bounded on the north by warehousing at Arbor Court
(under construction), on the east by Winchester Wood Working Co., on the south by
victory Rd. (Route 128) and on the west by James River Equipment Co.
Soils information: The existing boll conditions were obtained from the USDA Soils
Survey. The so 11 types listed is 14C. Erosion potential for these soils is moderate to
severe.
Soils information: The existing soil conditions were obtained from the U.5D.A. lolls
survey. The soil type listed is 95, erosion is a moderate to hazard.
Critical areas: There are no critical areas on this property.
Erosion and sediment control measures: Control of erosion and sedimen' ation for this
site shall be achieved by installing the following:
I. Construction entrance
2. Inlet protection
3. Culvert inlet protection
4. Silt fence
5. Sediment trap
Vegetative measures: Permanant or temporary soil stabilization shall be applied to denuded
areas within seven (1) days after final grading is reached on any portion of the site.
temporary soil stabilizatilon shall be applied within seven (1) days to denuded areas
that may not be at final grade but will remain dormant for longer than fourteen (14) days.
Permanent soil stabilization shall be applied to all areas that are left dormant for more
than six (6) months.
Stormwater management: Stormwater management for this site Is provided for by a pond
on lot 5 of the westview buisness center.
Maintenance Program: The erosion and sediment control measures installed on the site
shall be maintained by performing the following.
I. The site superintendent shall inspect all erosion and sediment control devices after
each rainfall and at least daily curing prolonged rain fall. Damaged c" deficient controls
shall be repaired or improved immediately.
2. The site superintendent shall inspect daily the areas of construction (lictivity to insure
erosion control effectiveness. Additional measures shall be installed it mediately where
deficiencies are found.
3. Permanent erosion control measures include the installation of rip re,) at storm sewer
outfalls and the establishment of grass on exposed surfaces disturbed In the construction
process.
Erosion and sediment control program :
PHASE I:
1. Hold pre construction meeting on site.
2. Install construction entrance and silt fence as shown.
3. Clear and grub.
4. Install storm sewer and inlets.
5. Block designated inlets and install three sediment traps.
6. Complete rough gqrrading. temporary soil stabilization shall be applied to all disturbed
areas within 14 daysf the area is to remain dormant for more than 21days.
PHASE11:
I. Install remain(nnqq inlet protection on blocked Inlets.
2. Complete utII1T9 installation.
3. Remove sediment trio "A" and convert traps "Bit and "C." to inlet protection devices.
4. Complete finish ggrad nnqq, paving, and permanent stabilization.
5. After approval 6 thelnspector, remove the temporary control devices and stabilize the
areas disturbed during removal.
Note: Frederick County retains the right to add and/or modify these ( robion and
sediment control measures durinnqq the construction process, within rea6 gin, to ensure
adequate protection to the puellc and the environment.
