All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. The site plan has been subtitled "Warehouse and Office Addition" for clarification. 2. We checked the vicinity map scale. I" = 2000' is correct. 3. The dumpster pad has been located on the plans. 4. No outdoor storage areas are proposed for this plan. A note to this effect was added to the cover sheet. 5. The proposed truck court will serve the clock doors. We added the clock doors for clarification. 6. No signs are proposed for this plan. A note to this effect was added to the cover sheet. 7. The height of all buildings was added to the plans. S. This item is added to the site plan to meet VDOT requirements. 12. Fire lane signs and hydrants have been added to the plans. The Dire Marshal has approved the revised plan. A copy of the approval will be forwarded to you. 13. The parking spaces have been revised. 14. We moved handicap spaces to the new warehouse. 15. A note has been added indicating that the existing vegetation will be maintained to provide a full screen. 16. Sugar maples have been replaced with red maples. Provide an as -built survey of the area downstream of culvert number one and calculations indicating if an adequate channel exists in accordance with Minimum Standard 19 of the Virginia Erosion and Sediment Control law. Also, provide the calculations for the stormwater pond at Hampton Chase verifying your assumption concerning run-off. 2. Provide a wash rack with the proposed construction entrance. 3. Provide the calculations for the design of the sediment trap and provide a grading plan to ensure that the sediment trap is constructed properly. 4. The silt fence detail needs to be changed to indicate that wire support shall be required. Another option is using a diversion berm with a rock check dam outlet. 5. Specify the dimensions of the outlet protection. 6. The seeding schedule on sheet 4 of 5 is not practical. Sercia lespedeza is not typically specified for general seeding. Provide an a nurse seed crop such as rye or German millet for seeding during the summer months. 7. Provide a -note indicating that the contractor shall control dust on -site in accordance with Virginia Erosion and Sediment Control Handbook (vesch) standard 3.39. 8. Provide a detail for the culvert inlet protection. Provide a note on the plan indicating that prior to commencing site grading work, a land disturbance permit shall be obtained from the Frederick County Public Works department. Unfortunately, there are several errors and problems with the site plan you submitted. The following 16 comments should correlate with the red markings on the enclosed copy of the site plan. Please address each of these comments in a revised site plan. Review Comments 1) Staff requests that you add a subtitle to the site plan that identifies the project. For example, a more preferred title would be as follows: Northwestern Workshop: proposed warehouse and office addition. 2) Please recheck the scale of the provided location map. It appears to be a greater scale than 1:2000. Furthermore, please eliminate the two dots in the center of the location map. 3) Please provide the location of all outdoor trash receptacles. Furthermore, please provide a concrete dumpster pad, fence, and gate for all dumpsters. tl) Please show the location of all outdoor storage areas. If no such areas are proposed, please provide a statement to that effect. 1.Z5) Please clarify what the proposed concrete truck court will be used for. The Zoning Ordinance does not permit storage in temporary trailers. 6) Please show the location of all proposed signs. F.A.R. is calculated by dividing the total floor area by the total lot area. It is not calculated by dividing the total proposed building area by the total lot area you provided. 10) Please provide a recorded plat that shows an access easement for the entrance you are proposing to share with the adjoining property. 11) Please explain what "Maximum Safe Speed" means, and how it is different from the posted speed limit. 12) Please provide the location of all fire lanes, fire hydrants, and all other facilities necessary to meet Fire Code requirements. ,13) All parking spaces are required to be at least 180 square feet in area. Please correct the site plan so all proposed parking spaces meet this requirement. ,,14) Staff recommends that you provide better access for the disabled by establishing a handicap space in the rear parking lot. However, the proposed plan does meet the Zoning Ordinance's minimum standard. 15) Please provide a statement on the site plan to the effect that, the brush area in the southern corner of the lot will be maintained to provide a full screen. 16) Sugar Maples are a deep rooted tree that normally require a large area to grow. Their roots can also severely damage paved areas if planted too close. Staff recommends changing the species of tree to something with a less troublesome root base where area is a limiting factor. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan. I will need all approved review agency comment sheets and at least five copies of the final plan for approval. Comment sheets are required from the following agencies: the Frederick County Inspections Department, the Frederick County Engineer (Public Works), the Frederick County Fire Marshal, the Virginia Department of Transportation, and the Frederick County Sanitation Authority. The project consists of a warehouse, truck court, associated parking, stormwater controls, utility extensions, and new entrance onto Fort Collier Road (to be shared with the adjacent Frederick County School facility). The project site is located adjacent to the existing facility. Existing Conditions The project site is currently vacant and covered with grass. Soils belong to the Frederick- Poplimento loams (16B and 16C), which have a hydrologic soil group B. The site drains to the stormwater management pond at Hampton Chase via the roadside ditch along Fort Collier Road. Storm Structure Sizing All storm structures on site were sized to pass a 10-year storm. Calculations are provided in Attachment A. Stormwater Management Quantity Control A regional stormwater detention pond was sized to handle off -site drainage from the site, up to 50% open space, based on a stormwater management plan (revised March 6, 1992) prepared by Gilbert W. Clifford & Associates. The regional detention pond at Hampton Chase was originally sized to provide detention of the post -development 10-year storm to below the pre -development 2-year storm rate. The pond intercepted the entire 22-acre off -site drainage area. A C-value of 0.55 was assigned to this drainage area, which equates to about 50% open space. The proposed layout has an open space of 56%.
