All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. Temporary measures to assure safety may be directed by VDOT. 3) The top coat paving on site is to be completed the week of August 4, 1997. 4) The entrance construction is scheduled to begin as soon as we receive the VDOT permit (which should be 8/1/97) and Allegheny Power moves the power poles (which we understand is any time). The entrance work will take approximately three (3) weeks. We hope this addresses any concerns. We appreciate your cooperation in allowing the temporary occupancy. This approval allows for a building permit to be issued for the entire project. As discussed with Mr. John Lewis, Painter -Lewis, P.L.C., and Mr. Robert Childres, Virginia Department of Transportation, this approved site plan may not address all VDOT concerns. In order for the contractor to receive the full building permit at this time, Mr. Lewis, Mr. Childres, and Frederick County have agreed that the issuance of the Certificate of Occupancy will be contingent upon satisfying all VDOT concerns. Any necessary changes to the site, as a result of VDOT requirements. will be the sole responsibility of Rite Aid Corporation and their contractor. Additionally, it will be necessary to revise the site plan to reflect any necessary changes to the site. This site plan consists of a 161,425 square foot building (151,613 square foot manufacturing/warehouse portion, 9,812 square foot office). In addition to the proposed building, there will be 70 parking spaces within an asphalt and concrete curb/gutter parking lot, and asphalt access roads and tractor trailer staging/storage areas. Landscaping will be installed around the perimeter of the parking lots, and along the northern property line. S Meet 2/ 10: #S The provided parking is based on maximum employee shift. This number is 60 and includes office staff. Therefore, we are not assigning I parking space per 250 SF of office. The trailer storage areas will be paved with the "heavy" pavement section. 3. Wheel stops have been added to the trailer storage areas. 5. The ramp from the HC parking areas has been adjusted a few feet toward the I -IC spaces. 6. I prefer to leave the south edge of the parking aisle without curbing. Storm water will sheet flow across the lot and leave the pavement without concentrating. Adding curb will force the concentration of the flow and increase the possibility of erosion. 7.
