All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. The Small Business Administration (SBA) will not back the loan until this fall, once I demonstrate my business can meet its debt service. I do not foresee this as a problem since business is starting out well. My backup option, if I cannot get the loan this fall, is to lease a 14X32 modular office (ADA accessible with one restroom). My bank (Southern Financial) has agreed to provide you a bond to insure this happens. I will send you the schematics of the modular office and the bank letter next week. Sincerely, � GjG� Oat w Erok� President • 0 Januaiy 5, 1998 Myra and Matt Croke met with John Trenary and Eric Lawrence this morning to discuss the Home Plate, Inc. The Home Plate was issued a CO for a temporary office trailer in May 1997. This office trailer was to be removed by November 1997 (as per Zoning); the CO expires in April 1998. The Crokes expressed their interest in utilizing the office trailer for one more season, until November 1998, so that they may acquire addition/necessary funds to construct a permanent office building. Staff indicated that a bond to cover the costs of building the permanent building may be necessary. Staff would investigate and call the Crokes to confirm. Januaiy 8, 1998 Staff contacted the Crokes home (667-2721) and left a message on the answering machine, stating that a bond would be required. This bond should be adequate to cover the costs of constructing the permanent office. The bond must be submitted prior to April 30, 1998. With the submission of the bond/letter of credit, the facility would be permitted to operate through the end of the season. The office trailer is to be removed by November 1998/ permanent building to be constructed for the Spring 1999 season opening. This site plan is for an outdoor recreation area (miniature golf and batting cages) on a 48,689-square- foot lot. The operations for the recreation area will be coordinated from a proposed 960-square-foot office and recreation hall. In addition to the proposed building, there will be 39 parking spaces (plus two handicap accessible parking spaces) within a bituminous concrete parking lot, and landscaping consisting of deciduous and evergreen trees and hedges as illustrated on the site plan. A landscape screening and buffer will be utilized along the northwestern property line. It is my understanding that you intend to delay the construction of the proposed office and recreation hall until fall 1997. In lieu of the proposed building, you have requested that a temporary office/trailer be utilized. As we discussed, the temporary trailer will be allowed, but only until fall 1997, at which time it shall be replaced with a permanent structure. Attached are two copies of the approved plan. This will enable you to provide your contractor with an approved copy, and maintain a copy for your records. I was quite disappointed in the attitude of some of the attending members, and in particular, the Planning Staff - that the plan is set in stone and there is nothing we can do. You people seem to forget that the reason we have a Planning proc- ess, is so that if the surrounding homeowners are unhappy, there can be changes made to mitigate any ill effects caused by a particular parcel's develop- ment. I realize that this means more listening and more work for the staff, but that is why they are there, and why we have hearings. This is (supposed to be) a democracy, after all. For some reason, the governmental bodies always seem to forget the people, whom they are there to serve. Also, by this intransigent attitude, you are also doing a dis-service to the owner of the property in question, who probably wants to develop his property in good faith, but who will inherit the hard feelings you engender by not making a few changes to the plan to make it more palatable to its neighbors. Several years ago, the county made a deal with the developers of the townhouse section of the Village of Sherando, whereby they would swap the land slated for Tot Lots for space for a hike/bike trail to Sherando Park. This was done without telling any of the homeowners (present and future). Now you will not even show us a modicum of respect, by modifying anything about this ill-conceived (in placement) plan. Once residents have moved into an area, they are REAL, and need to be reck- oned with. This is not a planning exercise on paper - there are real people here, who need to be treated with respect. As for the suggestion of taking it up with our realtor or developer - that is one of the stupidest statements I have ever heard!
