The above -referenced site plan was approved on July 16, 2007. The site plan is approved for the expansion of the
existing Kingsdown facility located on West Brooke Road in the Fort Collier Industrial Park in the Shawnee
Magisterial District. Required site improvements consist of the following:
• A 40,OOOsf building expansion.
• Construction/expansion of a parking lot with a total of I I I spaces (including five handicap accessible),
including sidewalks, landscaped islands, striping, and handicap access.

Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 306,
Use Group F (Factory and Industrial) of the International Building Code/2003. Other Code that
applies is ICC/ANSI A117.1-03 Accessible and Usable Buildings and Facilities.
Proposed Phase 11, 40,000 sq ft addition to existing Factory, shall maintain the unlimited area
building requirements. A 20' fire lane and a 60' open perimeter as shown on site plan. Building
shall be totally sprinkled.
All required egress door shall be accessible and area of rescue can be utilized on the landings at
the loading docks provided the exterior wall is fire rated per section 1007.6 Exterior area for
assisted rescue and wall rating per 1007.6.2
Design Professional lic. in VA shall seal the structural plans submitted for permit application and
special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils,
concrete, steel ect.)

consolidation of the two properties must occur before this site plan (-an be approved. Please note
that loading spaces are not an allowed primary use in the MI district and therefore is accessory
to the building; accessory uses need to he located on the .came property as the primary use.
Response: Please see attached Final Lot Consolidation Plat attached. Please note this plat also

granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues in
this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review
Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern.

Upon review of the site plan dated April 30, 2007, from Greenway Engineering, we offer
the following comments:
1. Provide a small sediment trap where the final check dam is located in Phase 2.
Because these comments are minor, we recommend approval of the subject project. All
remaining comments shall be addressed prior to the Land Disturbance Permit Application.
Please submit one set of the revised plan for our records.

Dear Jeremy:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues in
this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review
Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern.
Review Comments:
l . Special Limited Power of Attorney Form. Please have the property owner sign the attached Special
Limited Power of Attorney Form prior to further review or approval. This form should be notarized
and completed to grant the applicant (you) with authorization to represent them for this site plan.
2. Lot Consolidation and PIN. Please indicate if 54-A-36V exists. A lot consolidation of the two
properties must occur before this site plan can be approved.
3. Phase I Temporary Spaces. As indicated on sheet 2, it is unclear why there are two temporary
spaces for phase I located in phase I. If the intent is to remove the spaces with phase II, provide notes
that state the temporary spaces will be removed and a landscaped island provided with phase II.
4. LoadinQ Spaces. Indicate if the spaces shown are actually for loading or for trailer storage.
5. Fire Lane. Provide gates at the ends of the fire lane.
6. LandscapinQ. Landscaping needs to be provided for the entire site (existing and proposed). Indicate
the total parking spaces and the total impervious surface for the entire site and landscape accordingly.
7. Plant Tvpe. The white pine trees being used around the parking area should be replaced with an
alternative type of evergreen shrub.
8. Loadine Areas. Evergreen trees should be provided around the loading area for screening.
After you have revised the site plan, please resubmit two copies so that I may verify the information contained
on the plan. I will need all approved review agency comment sheets and at least five copies of the final plan
for approval. Comment sheets are required from the following agencies: the Virginia Department of
Transportation, the Frederick County Inspections Department, the Frederick County Engineer, the Frederick
County Fire Alarshal, and the Frederick County Sanitation Authority.
