Dear Mr. Gottshall;
Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This
site plan is denied until the issues in this letter, as well as all issues of the other review
agencies, have been adequately addressed. ]'lease review Staffs comments listed below
and then prepare a revised site plan which adequately addresses each concern.
Review Comments:
1. Handicapped Parking. "fhe second handicapped parking space is located
in such a way that handicapped access to the building is difficult. Relocate
this space or provide a sidewalk connection from the current location to the
office building.
2. Lighting. A detail has not been provided for the wall packs on the
shop/office buildings; show a detail on the plan.
3. Site Layout Plan. Some of the text on sheet 2 has run off the page; correct
the text so that it is visible.
4. Landscaping. The number of trees provided does not match the numbers
shown in the landscaping chart.
5. Waterline. -lithe waterline shown on the plan says to be dedicated to FCSA.
If this waterline is existing, provide a deed book and page number. If the
waterline is proposed, obtain a comment from the FCSA in addition to the
remaining agency comments required below.

Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. An inspection of this site revealed that it is not in conformance
with the approved site plan (934-06). Therefore, any revisions to the nlan should reflect
the current condition of the site. Rcvise the submitted minor sitq__plan accordingly. At
this time, administrative approval cannot be granted. This site plait is denied until the
issues in this letter, as well as all issues of the other review agencies, have been
adequately addressed. Please review Staffs comments listed below and then prepare a
revised site plan which adequately addresses each concern.
Review Comments:
1. Project Information. Provide the address of the property, and the use on
the property should be labeled as maintenance and repairs/office. Provide
square footage for each use.
2, Signage. The sign for this property is existing and should be labeled
appropriately. Provide the square footage/height of the sign on the cover
sheet and on the plan. Remove note 4 as the sign has been approved.
3. Parking CalcuNtlonx. Parking should be provided at one space per 250
square feet of office space and three spaces per service bay, resulting in 29
spaces for this site.
4. Parking Lot. An additional parking lot has been installed which is not
shown on the original plan. Show the lot on this plan with the appropriate
curb and gutter and landscaping.
S. Buildings. Existing buildings should be labeled as such; only buildings
proposed on this plan should be labeled as "proposed."

6, Screctzing. A board -on -board fencelberm combination has been installed
instead of a chain link fence with evergreens. Revisc the plans and
provide a detail of the screen already installed. Continue the board -on-
board screen around the entire outdoor gravel storage area as indicated on
the plan. "The screened maintenance area shown behind the existing shop
is unnecessary as the board -on -board fence around the gravel storage area
will satisfy the screening requirement.
7. Landscaping. Provide a landscaping plan which provides a breakdown of
all required landscaping on the site including impervious area and parking
lot landscaping. Trecs designated as parking lot landscaping should be
located around the parking lots and should be deciduous trees. Some of
the current landscaping required by the original site plan are dead and
should be replaced.
S. Dumpster Site. Provide a dumpster pad site on the plan. The dumpster
currently on site is not on the required concrete pad.
9. Doors. On the proposed shop building, show all doors.
10. Outdoor Gravel Storage. Indicate the edge of pavement and shade the
gravel storage lot. Note 1 regarding outdoor storage should be removed.
11. Stop Bar. Provide a stop bar at the intersection with Independence Drive.
12. Lighting. Show the type and location of any outdoor lighting (with a
detail) on the plan. Note I regarding outdoor storage should be removed.
After you have revised the site plan, please resubmit two copies so that I may verify the
information contained on the plan. I will need all approved review agency comment
sheets and at least five copies of the final plan for approval. Comment sheets are
required from the following agencies: the Frederick County Inspections Department, the
Frederick County Fire Marshal, and the Virginia Department ojTransportation.
