The site plan is approved for the construction of a new marble fabrication facility located on McGhee Road in the Stonewall Industrial Park, which is located in the Stonewall Magisterial District. Required site improvements include the following: • A building that consists of the following: 10,000sf of warehouse space, 900sf of office and 1,908sf of showroom/retail space. • Construction of a parking lot with 25 spaces (including two handicap accessible), including curb and gutter, striping, handicap access and landscaping. • Landscaping as shown on the plan. • As noted on the site plan, no outdoor storage is permitted on this site. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with six (6) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. Sight distance needs to be based on the indicated posted (or design) speed (VDOT "Minimum Standards of Entrances to State Highways", 12/3/2003, p. 13, htth://w_ww.vdot.v irf;inia,g_Q�'I�LI$111CSS/1-CSOLII•CCS/IllillI111Lii11-stailclai-CIS-of_entranCes.pdf ). 3. On sheet 5, note that the WP-2 requires that the pavement for tapers should be squared off, and the taper marked with a painted line. The tapers at the entrance to McGhee Road should be adjusted accordingly. We would suggest that the curb and gutter be extended as far as the ends of the driveway culvert pipe. 4. On sheet 5, adjust the STOP bar location to be 4 feet in advance of the CG-12 ramps which indicate a pedestrian crossing (Manual on Uniform Traffic Control Devices - MUTCD, 2003 Edition, Sec. 313.16, http://�nutcd._Ih�ya.dot.go_v_/pills/2003r1/C1�3.pdf ) The final location can be adjusted, if the CG-12 ramps are waived by the VDOT inspectoI•. On sheet 5A, label drainage channels A and B, which are referenced in the stormwater computations. 6. On sheets 4-7, two different storm pipes are labeled as 3-4. The driveway entrance culvert structure numbering should be changed to avoid confusion. 7. On sheet 6, the sight lines in plan and profile need to be shown in both directions from the entrance. For the sight line to the south of the entrance, the sight line terminates at the end of the cul-de-sac. On sheet 9, show sight lines at the entrance On McGhee Road on the landscape plan to verify that plantings do not interfere with lines of sight. It appears that one AS tree to the south of the entrance will interfere with sight distance toward the cul-de-sac. One AR tree to the north of the entrance may interfere with visibility of the STOP sign. Both of these trees need to be relocated. 9. The permit is Issued by this office and will require a nlillin11,11ll processing fee, surety bond coverage, and the salary & expenses of a State assigned Inspector. • Any eIltrances coIlstructed front the referenced sti'ect(s) shall meet VDOT minimum standards. This is the developer's responsibility. • Any signs to be installed will be in accordance with the MUTCD and the approved plans. • I suggest any utilities and/or storm sewer placed within the proposed right-of-way be backfilled completely with C.R. Type 21-B Stone. ']'his will greatly reduce the possibility of any pavement settlement. • A copy of any/all recorded plats of dedication for drainage easements or additional right -of way required for implementation of this proposed project should be provided to VDOT prior to issuance of any land use permit. Dedication should be made to the Commonwealth of Virginia. • A copy of any/all RECORDED PLATS of dedication to public use (the County of 1 /22/2008 Page 5 of 5 Frederick) for drainage Casements or additional I'Ight-ol-Way required for implementation of this proposed project should be provided for VDOT review prior to issuance of any land use permit.
