The site plan is approved for the construction of a new 8,000 square foot restaurant located at the corner of Valley Pike (Route 11) and Prosperity Drive in the Shawnee Magisterial District. It appears all of our earlier review comments have been satisfactorily addressed. Please advise the owner of our approval. Also please provide five (5) sets of approved construction plans with signed seal for VDOT distribution. The appropriate land use permit may now be applied for to cover work within the Route 11 (Valley Avenue) and Route 1129 (Prosperity Drive) right-of-way. The permit is issued by this office and will require a minimum processing fee, surety bond coverage, and the salary & expenses of a State assigned Inspector. A copy of any/all recorded plats of dedication for drainage easements or additional right-of-way required for implementation of this proposed project should be provided to VDOT prior to issuance of any land use permits. Dedication should be made to the Con-unonwealth of Virginia. Once satisfactory application has been made, a permit will normally take approximately thirty days to process and issue. The proposed sign in the front corner of the site will be a monument style sign. 2. The handicap parking spaces have been shifted to the south side of the building where curb and gutter is provided. 3. As noted in the previous response, the handicap spaces have been shifted to the south side where a landscape is provided. 4. The sidewalk along Vally Pike is now shown as 5 feet and all sidewalk is now shaded. 5. The dumpster area has been completely revised. 6. Per our phone conversation, we are provided a 6 inch asphalt rolled curb in lieu of the wheel stops. 7. Additional right-of-way was requested from VDOT for the sidewalk and has been provided. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: I) SignaQe. Any signage along Valley Pike should be monument style. 2) Curb and Gutter. Provide curb and gutter (min CG-6) along the HC parking spaces. 3) Landscaped Island. An island needs to be provided adjacent to the HC space as indicated. 4) Sidewalk. Shade the concrete sidewalk along Valley Pike; also, the sidewalk should be five feet wide. 5) Dumpster. Revise the dumpster area as indicated. 6) Future Development. Provide wheel stops or a curb along the future development line as indicated on sheet 2. 7) Valley Pike. Clarify with VDOT if a right-of-way dedication is necessary along this portion of Valley Pike. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan.
