The purpose of this development for the construction of 41,100 sq. ft, of buildings to be used for self -storage. This development also has parking and drive aisles for access. Existing Site Conditions The area for the proposed development is a Feld that has been cleared of brush. Adiacent Parcels The surrounding areas to the west and north are industrial. The southern parcel is a townhouse community and Interstate 81 lies to the east. The grading plan for this project proposes a ditch along the property line to stop any surface runoff from reaching the residential property. Soils The soils types determined from the USDA's "Solis Survey of Frederick County, VA" shows Welkart-Becks channery silt loams classified as #41 C and #41 D. The soils is predominately shale and offers 'slight' erosion hazards.
