The checklist shorn below specifies the information which is required to be suhmitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
carnplete prior to accepting it. If any portion of the application is not complete, it will be retumf--d to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan- It is recommended that applicants
contact the Department of Planning & Development to determine which review

'File above -referenced site plan was approved on June 21, 2007. The site plan is approved for the addition of a new
warehouse at existing Winchester Metals facility located on Ebert Road in the Stonewall Magisterial District.
Required site improvements consist of the following:
A 12,750sf warehouse.
Additional paving and wheel stops for existing parking spaces as shown on the plan.
Additional landscaping and fencing as indicated on the plan.
I am providing you with four (4) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an
approved copy must be kept on the construction site throughout the development process. Once site development
is complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to contact me

Thank you for your second review comments letter dated May 21, 2007. We have
reviewed and revised our site plans to address your comments. Below are our
responses to dour comments:
1. Ebert Road BRL. The 75 foot BRL off of Ebert Road needs to be shown
on off of the ten foot dedication.
We have revised the 75 BRL to be measured from the 10-ft dedication
line. Please see sheets 2 and 2A of our plans.
2. Parking. Provide wheel stops as indicated for the existing parking spaces.
We have added wheel stops for the parking spaces.
3. Buffer. Provide a note on sheet 2 that if upon inspection, the existing
landscaping is deemed to be insufficient, then supplemental evergreen trees
may be required.
Additional note has been added to sheet 2 and 2A of our plans.
We have received approvals from Frederick County Fire Marshal, VDOT, the
Frederick County Inspections Department, the Frederick County Engineer, and the
Frederick County Sanitation Authority. The approval letters are attached with this
letter.
Two copies of revised plans are provided herein. Please call if you have additional
comments.

Thank you for your review comments letter dated April 23, 2007. We have reviewed
c and revised our site plans to address your comments. Below are our responses to your
comments:

1. Ebert Road Ebert Road is identified as an improved major collector road; the
ultimate section for Ebert Road needs to be provided with this site plan. Please
consult with VDOT to determine if a ROW dedication is necessary.
We have consulted Mr. Lloyd Ingram and his continents were
addressed. VDOT required road widening on both sides of the road.
Detail of the cross sections and plan view are shown on sheet 2A. A
10-ft R.O.W. dedication is provided.
2. Property Boundaries The boundaries for the entire site need to be included
on the plan.
We revised sheet 2 to show the entire site and the property boundaries.
3. Outdoor Storage Any existing areas of outdoor- storage need to be properly
screened.
No additional outdoor storage areas are proposed by this development.
The existing outdoor storage is located in the areas that are screened by
the existing building or the existing woods (tree lines) and 8-ft board -
on -board fence or combination of fence and tree line.
4. Parking The parking indicated under the parking summary need to be shown
on the site plan; ensure that all parking areas will meet current ordinance
r� "^ standards.
We have revised our site plan sheet 2 to show the existing parking
spaces. Existing parking exists to support all existing and proposed
uses.

5. Buffer The plan states that the existing vegetation will be used in lieu of the
landscape screen; the ordinance requires that the existing vegetation be 50' in
width. The tree line on this property is not 50' and needs to be supplemented.
Also, remove the 5' parking setback from the buffer area.
Based on Section 165-37.13 the full screening requires either a
combination of landscape screen and six-foot high fence or 50 ft
woodland strip. We have shown the 100 feet buffer with an 8 ft board on
board fence and preservation of the existing tree line. The existing
dense tree line suffices the 3 plants per 10 linear foot of landscaping
screening and combination with the added wood fence more than
adequately meets the screen provided by this buffer. This buffer had
been approved with the previous expansion of this site.
