SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

Dear Ron:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on April 8, 2004. The site plan is a revision of the original site plan for Carlyle &
Anderson. This new site plan approves changes to the original site plan, such as the existing display
area, existing front parking areas and existing rear storage addition. The new plan is also approved for
the construction of a new 36' x 75' building addition. Prior to the issuance of an occupancy permit for
this new building, all required screen trees must be planted as detailed on the approved site plan.
I am providing you with five copies of the approved site plan. Please forward these copies to the
appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development
process. Once site development is complete, the owner(s) should contact this office to schedule an on -
site inspection. Do not hesitate to contact me should you have any questions or concerns.

I looked at the Carlyle & Anderson Site Plan this morning and the revisions appear to address our
concerns. I need comments, however, from the County Engineer and Sanitation Authority prior to
approval. You can submit those with the final sets for signature.

Staff has reviewed the above -referenced site plan, which was submitted to our office on February 17,
2003. At this point in time, the site plan is denied until the comments listed in this letter are
adequately'addressed. Staff s comments are minor and technical in nature; therefore, I believe that
you will be able to prepare a revised site plan to address all concerns. Staffs comments are as
follows:
Review Comments:
1) PIN. Please verify that the PIN numbers are accurate. It was my understanding that the two
parcels have been consolidated into one parcel. If this is the case, there should only be one
PIN number for the subject property. Please change the site plan to reflect this if necessary.
2) Front Parking Area. Please show the front parking areas beside the metal building which
are not shown on the site plan, but exist on the property.
3) Equipment Storage Lot. Please reword the "Equipment Storage Lot" to "Tractor and
Equipment Display Area." If the tractors and equipment kept in this area are truly outdoor
storage, they would need to be frilly screened.
4) Evergreen Screening. Please clarify on the site plan that the row of evergreen trees in the
areas of existing vegetation and topography is not required, unless the existing vegetation or
topography area is disturbed.
5) Designer Information. Please update your firm's address on the site plan. Your firm's old
address is shovel.

RE: Carlyle and Anderson
Dear Jeremy,
We have prepared a minor site plan application for the Carlyle and Anderson site
PHR- \ on Berryville Pike, east of Regency Lakes Drive. The plans detail a 2250 S.F.
l l building expansion at the southeast corner of the existing building. Also shown
on the new pl4n are two previously unrecorded improvements. One is the 1100
c F4rr S.F. building addition at the southwest corner of the existing building. The other
is the 5265 S.F. equipment storage yard at the front (northwest) corner of the site.
Finally, a landscape screen required along the eastern property line on the original
V,P° ` site plan has net been installed. The plan revision specifies that this screen must
be installed before issuance of an occupancy permit for the new addition.
We understand that representatives of your office previously meet with the owner
on site to discpss the proposed additions. The owner understands that with the
changes shown on the plans provided, plan approval and building permits could
be issued. Plan review sheets and plans have been sent to the Building Inspector
and Fire Marshal. Due to the minor nature of the revisions, we do not believe
iFK.,GA,_ additional agency reviews are required.
We look forward to working with you on this project, and are here to answer any
questions which you might have.
