Approval is granted for the paving of the parking lot by the existing tennis court, along with improvements to the existing clubhouse parking lot. This site plan also includes the addition of five (5) handicapped parking spaces and a concrete sidewalk leading to the building and fourteen (14) parking lot trees. All requirements of the Frederick County Zoning Ordinance have been adequately addressed in the site plan, including approvals from all relevant review agencies. I am providing you with three (3) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Fuithermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1. Handicapped Spaces. A sidewalk running from the handicap ramp needs to be provided; please show this sidewalk on the plan. Please provide a detail for the handicap ramp. 2. Pavement to be Removed. Comment: ✓ Lighting. There seems to be no outdoor lighting associated with this project; outdoor lighting is encouraged in the parking areas and near the building for safety aspects. If any lighting is proposed, it needs to be shown on the plan along with a detail. Response: Outdoor lighting shall be installed in the parking areas. Lighting design is being coordinated by the building architect as all outdoor lighting shall be incorporated into one electrical system. C Uniment: ✓Signature Line. A signature line for the Zoning Administrator with the statement "Approval of these plans shall expire five (5) years from the date of planning approval", needs to be on the cover sheet.
