SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

Dear Mr. Spitler:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on May 11, 2004. Approval is granted for the construction of a new warehouse building
consisting of 61,082 square feet. The first phase of parking will consist of sixteen (16) spaces, including two
handicap parking spaces. The second phase of parking will consist of twenty four (24) spaces and the third
phase of parking will consist of seven (7) spaces. The second and third phases of parking will occur at a later
date when additional spaces are required. All requirements of the Frederick County Zoning Ordinance have
been adequately addressed in the site plan, including approvals from all relevant review agencies.
I am providing you with five (5) copies of the approved site plan. Please forward these copies to the
appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development process.
Once site development is complete, the owner(s) should contact this office to schedule an on -site inspection.

Although no VDOT land use permit would be required for the construction of this site, care should be
exercised at the point of access to Route 1320. If for any reason, work within the Route 1320 right-
of-way should become necessary, the appropriate VDOT Land Use Permit should be secured. The
permit issued by this office and will require a minimum processing fee, surety bond coverage, and the
salary and expenses of a State assigned Inspector.

Review Comments:
1. Easements. On Sheet 3 of 5, there is an existing water line that runs from West Brooke Road to
the back of the property. Is this water line in an easement, and if so, provide the legal reference for
the existing easement.

Review Comments:
Existing Office/Warehouse. Show the breakdown of office space and warehouse space in the new
building.
t2 =% Parking Calculations. Show the number of employees for both buildings as well as the
corresponding required parking spaces. Please verify that only three employees will be operating
the new warehouse, this number seems low. Also, please show where the employees of the existing
warehouse are parking.
Future Parking Spaces. There are spaces labeled for future parking. It seems that the addition of
this building will build out the site; therefore, these spaces need to be completed with this site plan.
Signs and Lighting . If there are any signs associated with this property, they need to be shown on
this site plan. Please show the location and provide a detail of the proposed wall mounted lighting.
Loading Spaces. Label the loading space area and give the dimensions of each space.
Handicap Parking & Ramp. The handicap ramp is not centered with the handicap loading space.
Show a detail for the handicap parking and the handicap ramp.
7 Stop Signs. A stop sign needs to be provided at the entrance to West Brooke Road; a stop sign is
also encouraged where the parking lot meets the access road. A stop sign detail needs to be shown
as well.
