SITE PLAN CHECKLIST
The checklist below indicates all the information ..that needs to be submitted as part of the site plan
application. All required information must.be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.
Virginia Department of Transportation (VDOT)
Frederick County Sanitation Authority
Department of Planning and Development
Inspections Department
Frederick County Engineer (Public Works)
Frederick County Fire Marshal
Department of Parks and Recreation
2. One copy of the Site Plan application
3. Five Copies of the Final Site Plan for approval
4. One reproducible copy of the Site Plan (if required)
5. A 35mm slide of the Site Plan (if required)

Dear Ms. Keiter:
I am in receipt of your letter dated July 22, 2003, in which you expressed additional concerns regarding
Lexington Court. Your questions are italicized and my responses follow.
What are the outstanding requirements Mr. Prelip has to fulfill in order to receive his $75,000
bond? Recommendations forbond release are still due from the Parks and Recreation Department
and the Fire Marshall. The bond will be released when all County Departments have
provided final approval of the project. Due to the nature of this project and the concerns
expressed during the development process, 1 will seek reassurance from all departments
concerning their approval of the project.
What will happen if Mr. Prelip does not fulfill his requirements with the county departments"
The bond will not be released or reduced until Mr. Prelip has completed all required work
associated with the project.

Dear Mr. Davenport,
I wanted to thank you for your quick response to my letter. I am writing to get to get a
little more information. What are the outstanding requirements Mr. Prelip has to fulfill in
order to receive his $75,000 bond? What will happen if Mr. Prelip does not fulfill his
requirements with the county departments?
Also I am enclosing a copy of the page in my Deed of Dedication that shows the bike
path. The pictures I have enclosed are of the uneven sidewalk so you can see the reason
for complaints.
