This site plan, for the phased construction of a 157,016- square - foot warehouse/office facility, meets all County requirements for development within the M1 (Light Industrial) Zoning District. The warehouse use will comprise 149.526 square feet of the total building area, while the office use will account for 7,490 square feet. One -hundred -sixty (160) parking spaces have been provided, including seven (7) handicap accessible spaces. Adequate perimeter and interior landscaping have also been provided. Finally, in accordance with Section 165-28(D), all loading areas will be paved. I have provided you with several copies of the approved site plan. Please forward these approved plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure that an approved copy is maintained on the construction site throughout the development process. Once site development has been completed, the owner should contact this office to schedule an on -site inspection. The following comments should be addressed and included in a revision of this site plan. In accordance with Section 165-28(D) of the Frederick County Zoning Ordinance, please ensure that access to loading spaces via driveways and aisles meets the requirements for parking lots as specified by Section 165-27(E)1. Specifically, the gravel loading areas should be paved. 2. Please insure that the figures in the landscape tabulation correspond to the figures in the project information. Furthermore, please ensure that all calculations are based on the correct acreage of the parcel (i.e. impervious surface, parking, F.A.R., etc.). Please provide dimensions and specifications for all disabled parking spaces and ramps. The parking calculation indicates that the number of spaces provided is 163. However, the site plan appears to provide only 160 spaces. Please ensure that this discrepancy is corrected. Please ensure that the number of handicap spaces provided is seven (7). The minimum width for two-way traffic aisles in parking areas is 22 feet. All parking aisles appear to meet this requirement with the exception of the south entrance on Sheet 2c. Please ensure that this aisle width is increased to at least 22 feet. Given the anticipated change from gravel to paving in the loading areas, please submit a copy of the revised plan to the Frederick County Engineer for a second review. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan. An earlier site development plan on file in this office shows a twenty (20) foot drainage easement across Lot 28. Alternate means of stormwater management must be approved by the Frederick County Public Works Department. 13. Please note that one loading space is required for every 40,000 square feet of floor area with industrial uses. According to the landscape tabulation, warehouse uses will occupy an area of 154,325 square feet, which would necessitate a total of four loading spaces. Each loading space should be twelve (12) feet wide, forty-five (45) feet long, and have a vertical clearance of at least fourteen (14) feet. It is recommended that the front loading area be separated from the adjacent parking areas. This will ensure adequate separation of car and truck traffic, creating a more efficient and safe traffic pattern. 14. Please specify the square footage for each proposed use when tabulating the parking calculation. According to the landscape tabulation, office space will occupy 10,450 square feet. One parking space per 250 square feet of office square footage yields 42 spaces, not 21 as indicated by the parking calculation. This would increase the required number of parking spaces to one -hundred and eighty-four (184). Please note that the required number of handicap parking spaces is six (6), not seven (7) as indicated by the site plan. Please provide dimensions and specifications for all disabled parking spaces and ramps.
