Dear Mr. Dove:
The Frederick County Department of Planning and Development administratively approved the
above -referenced site plan on October 25, 1999. This site plan, for the construction of a storage
building for an existing drywall company, meets all County requirements for development within the
M1 (Light Industrial) Zoning District. Specifically, this site plan allows for the construction of a
2,040-square-foot storage building. The site plan also provides for 11 parking spaces and a paved
driveway.
I have provided you with several copies of the approved site plan. Please forward these approved
plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the
owner should ensure that an approved copy is maintained on the construction site throughout the
development process. Once site development has been completed, the owner should contact this
office to schedule an on -site inspection.

Dear Mr. Dove:
I have had the opportunity to review the above referenced site plan submitted to our department on
July 19, 1999. The following comments should be addressed and included in a revision of this site
plan. The submitted plan is also marked with these comments.
1. Please state the name of the development (Omega Drywall, Ltd.) in the Title Box.
2. Please correct the Approval Box to read "Approved by the Zoning Administrator" rather than
"Director of Planning."
3. Please provide a note under the approval box reading, "Site plan shall be valid for five years
from date of approval."
4. Please correct the site plan to indicate that the subject parcel is located in the Gainesboro
Magisterial District, not the Stonewall Magisterial District.
Please provide the use, zoning, and PIN of the adjoining property located directly across the
Tyson Drive (Rt. 861) right-of-way. Please note that all adjacent properties are zoned M-1
(Light Industrial) and correct the site plan to reflect this designation. Also note that the
parcel to the rear and side of the subject parcel is PIN 43-19-2, not PIN 43-19-49 as indicated
on the plan (refer to enclosed location map). Furthermore, provide a description (i.e. vacant,
industrial) for the use of adjoining properties rather than stating a number.
6. All required building setbacks must be clearly delineated on the site plan as stated in the Notes
and Specifications. Furthermore, the required parking setback should be stated in the Site
Development Summary and shown on the site plan.
7. Please provide the location, height, and dimensions of all signs.
8. Please include the location, height, and specifications for both existing and proposed outdoor
lighting fixtures.

11. Please delineate the location of all fire lanes on the subject property in accordance with the
requirements of the Fire Marshal.
12. Please note that parking spaces shall be at least 180 square feet in size and shall be no less
than nine (9) feet in width. Please ensure that the handicap parking space meets all ADA
regulations. Furthermore, the parking calculation is based on use. General office use requires
one (1) space per 250 square feet of floor area, resulting in the need for eleven (11) spaces.
Storage uses require one (1) space per employee, resulting in eight (8) spaces. Nineteen (19)
total spaces are required.
13. Please extend the proposed paved area to include the parking area.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will then need all approved review agency comment sheets and five copies
of the final site plan for approval. Comment sheets are required from the following agencies: the
Virginia Department of Transportation, the Frederick County Sanitation Authority, the Frederick
County Inspections Department, the Frederick County Engineer, and the Frederick County Fire
Marshal.
