Dear Mr, Spitler:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on August 5, 1999. This site plan, for the addition of a storage area to an existing
gas station and convenience store, meets all County requirements for development within the B2
(Business General) Zoning District. Specifically, an 848-sq.-ft. storage area will be added to the rear of
the structure. The addition neither eliminates existing parking facilities, nor interferes with the
established one-way traffic pattern. Although the storage building eliminates 317 sq. ft. of the existing
landscaped area, the 15% minimum landscaping requirement is still fulfilled.
I have provided you with several copies of the approved site plan. Please forward these approved plans
to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner
should ensure that an approved copy is maintained on the construction site throughout the development
process. Once site development has been completed, the owner should contact this office to schedule
an on -site inspection.

Dear Mr. Spitler:
I have had the opportunity to review the above referenced site plan submitted to our department on
July 12, 1999. The following comments should be addressed and included in a revision of this site plan. The
submitted plan is also marked with these comments.
Please provide the use, zoning, and Parcel Identification Number (PIN) for the adjoining properties
located across the Route 50 right-of-way.
2. Please state the maximum height permitted in the B-2 Zoning District in the Project Information.
Please correct the F.A.R. calculation to read "Ex. Building Including Prop. Addition = 3,796 S. F."
4. Please ensure that the owner's name is correct. Our records indicate that the owner of the subject
parcel is Art -Rob Properties, Inc.
Please ensure that the square footage for lot area and landscaped area correspond.
After you have revised the site plan, please resubmit one copy so that I may verify the information contained
on the plan. I will then need all approved review agency comment sheets and five copies of the final site plan
for approval. Comment sheets are required from the following agencies: the Virginia Department of
Transportation, the Frederick County Sanitation Authority, the Frederick County Inspections Department, the
Frederick County Engineer, and the Frederick County Fire Marshal.
