A 12' driving lane needs to be provided around the buddu-ig. It appears that there are three driving lanes intended to go behind the bank, two teller areas and a thru/ATM area. It seems that this issue can be resolved by reducing the ATM area to nine to ten feet and having a 12' bypass area as indicated (extend heavy pavement). A 9' wide ATM area has been shown with a 12' dedicated tliru lane around the ATM area. The area of heavy pavement has also been expanded to match the 12' thru lane. 3. Please have the property owner sign the attached Special Limited Power of H " Attorney Form prior to further review or approval. This form should be notarized and completed to grant the applicant (you) with authorization to represent them for this site plan. The SITA provided with the applicant was for parcel A and this is parcel 11. A copy of the signed Special limited power of Attorney form for Sherando Towne Center is attached to this submittal. 2. Show the 35' front BRI, off of Warrior Drive. The 35' BRL has been shown. 3. While the maximum sue of he signage is indicated on the plan, please show the proposed location and type of sign being placed on the property. Also, the signage information under the project summary appears to be for the marathon Bank on Route 50. Sign location has been added to sheet 2. Signage note has also been updated. 4. the layout of this site is not very pedestrian friendly. No matter where a patron parks, they have to cross over driving lanes to enter the building. If possible the site should be revised to have more parking spaces next to the building. If the layout cannot be revised, crosswalks need to be provided on both sides as indicated. Layout cannot be revised, therefore, crosswalks have been added. 5. Handicap ramps need to be provided as indicated. Handicap ramps have been added as needed. 6. Wheel stops are not permitted in the 132 district as perimeters for parking lots. If it is the desire to separate these spaces, then a small landscaped island needs to be included. A note has been added to indicate that wheel stops are temporary and will be removed as soon as paving on adjacent site has been completed. 7. Show (shaded) the ten foot hiker/biker trail. Hiker/biker trail has been shaded. 8. Show a stop sign at the Warrior Drive entrance. Also, it seems that a stop sign and bar should be placed closer to the entrance so that an issue with traffic exiting from the adjacent Sempcles property doesn't occur. A two way stop for vehicles exiting the site could wort: and the addition of signs that state vehicles entering the site do not stop. Stop sign and stop bars have been added where required. 9. A 12' driving lane needs to be provided around the bulld(ng. It appears that there arc tlircc driving lanes intended to go behind the bank, two teller areas and a tluu/A"I'M area. "I'he tluu lane appears to have the ATM in it, and to get around these vehicles there is another area labeled "thru lane" to accommodate passing. A dedicated thru lane needs to be provided that goes around the building without any interferences. PA 12' ATM only thru lane has been provided. HR- 10. Label the canopy (height/so and the ATNI area. Canopy dimensions with height listed is shown on sheet 2. The ATM location is also shown. 11. Provide a detail for the zoning district buffer fence. Fence detail has been added. 12. Extend the hedge row as indicated on sheet 4. Hedge rows have been added as requested. 13. The zoning district buffer needs to be extended the length of the property line, not just the developed portion of the property.
