Please have the property owner sign PLJRn the attached Special Limited Power of Attorney Form prior to further review PH 1 or approval. This form should be notarized and completed to grant the applicant (you) with authorization to represent them for this site plan. A copy of the Power of Attorney Form for Sherando Towne Centre is attached. 2. Si na e. While the maximum size of the signage is indicated on the plan, please show the proposed location and type of sign being placed on the property. The location and type of sign has been added. 3. Parking Space Number. The tabulation states that there are 18 spaces required for all retail area. The summary states that there is 3,720sf of retail, which would require 19 spaces. The parking totals have been revised. 4. Hiker/Biker Trail. The plan states that this trail is being done be others; please show the site plan that this was approved with and the responsible party. Also, shade the trail so that it is more recognizable on the plan. The Hiker/Biker Trail has been shaded and the approved site plan # and responsible party has been listed. 5. Building Breakdown. Show the breakdown of used in the building as indicated. A breakdown has been added. 6. Handicap Parking. This building is going to be broken up into two uses, but the HC parking is adjacent to one use. While the sidewalk is extending to both uses, it appears that HC parking should be provided - closer to the other side of the building. Frederick County Building Inspector has approved Handicap parking locations. Handicap parking locations are adequate. 7. One way Traffic. Twelve feet is required for one-way traffic. The rear of the building With the loading spaces only accommodates a ten foot driving lane. The driving lane has been increased to twelve feet. Loading. Restaurants generally receive deliveries by tractor trailer; please ensure that a tractor trailer can adequately maneuver through this site. A note on the plan should be provided that deliveries are limited to hours when the businesses are not in operation to keep patrons away from the tractor trailers. Tractor trailer maneuverability has been verified using Autoturn Software. A note on delivery hours has been added. 9. Stop sign. Show a stop sign at the Warrior Drive entrance. Also, it seems PHR-Athat a stop sign and bar should be placed closer to the entrance so that an issue with traffic exiting from the adjacent bank property doesn't occur. Stop signs and bars have been added. 10. Fence Detail. Provide a detail for the zoning district buffer fence. The fence detail has been added. 11. Hedge Rows. Extend the hedge rows as indicated on sheet 4. The hedge rows have been extended. 12. Legal References. Provide the legal references for all existing easements. The drainage easement located at the north end of the property should be listed as "proposed". The note on the plans has been revised.
