The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to
the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Enclosed is your approved Land Use Permit #855-05940 to cover the construction and
maintenance of two (2) com`mercial entrances at the referenced location.
Please ensure a copy of the approved permit assembly is kept at the job site whenever
working within the Route 522 North right-of-way. I would also like to remind you of the
need to erect and maintain proper traffic control in accordance with our Virginia Work
Area Protection Manual.
Please give Mr. Dave Heironimus a call at (540) 535-1828 at least 48 hours in advance
of the start of construction to arrange for any necessary inspections.

Dear Mr. Artz:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on November 1, 2001. The existing site layout is legally nonconforming, and is located
within the B2 Zoning District. All requirements have been met for the proposed development. Currently,
there are no adverse comments by any of the required review agencies; however, any future comments
by these agencies should be addressed promptly. Below is a list of the primary improvements of this
development:
• Construction of a 2, 720-square fool storage building (warehouse)
• Modifications to the parking lot, including sb•iping, new angles, a display area, and landscaping
• 11odiflcation to the entrance to only allow one-way b-gffic off of Da•lington Drive
• Installation of a six foot opaque fence in the rear of the property
I am providing you with three copies of the approved site plan. Please forward these to the appropriate
representative. Furthermore, please advise the owner that a copy should be kept for future reference and
an approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owner- should contact this office to schedule an on -site inspection. Please

In accordance with your request dated October 31, 2001 you are given permission to install a temporary
construction entrance at the referenced location. This letter is to be considered your permit to do so.
The following provisions will be required:
• Work area protection signage is to be in accordance with the current Work Area Protection Manual
while working on the right-of-way.
• All work on the right-of-way is to be confined to the temporary entrance location only.
• A minimum 6" depth of VDOT #1 (2-3 inch stone) at a minimum width of 12' is to be placed from the
edge of pavement and extended a minimum of 70' with a filter fabric underliner.
• All materials spilled, dropped, washed or tracked from vehicles onto the roadway or into storm drains
must be removed immediately.
• Positive drainage is to be maintained within the right-of-way at all times.
• A wash rack will be required.
• Any disturbed areas of the right-of-way or damages to the pavement structure adjacent to this
entrance will be repaired by you to our satisfaction.
• This permit is being issued for 180 days.
• All work is to be completed in accordance with the enclosed Virginia Erosion & Sediment Control
Handbook, Specification 3.02.
• The entrance is to be installed at the location shown on the site plan prepared by Artz & Associates
dated October 1, 2001.
The Department of Transportation will not be held liable for suit should such result from this operation
nor is it granting permission to grade on the property of others or disturb underground utility lines. If the
above listed items are not followed this permit may be revoked.

We have received your revised site plan dated October 1, 2001 for the referenced
project. It appears all of our earlier review comments have been satisfactorily
addressed. Please advise the owner of our approval. Also please provide seven (7)
sets of approved construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the
Routes 522 & 1311 rights -of -way. The permit is issued by this office and will require a
minimum processing fee, surety bond coverage, and the salary & expenses of a State
assigned Inspector. A copy of any/all recorded plats of dedication for drainage
easements or additional right-of-way required for implementation of this proposed
project should be provided to VDOT prior to issuance of any land use permits.
Dedication should be made to the Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, do not hesitate to
call.

Dear Mr. Artz:
I had the opportunity to review the site plan that you submitted to our department for a proposed
accessory storage building for Jeff's Auto Sales. This letter details my review comments so you can
prepare a revision. My comments are noted below. I am also enclosing a red -marked copy of the
site plan to visually assist you.
Review Comments
(1) List of all Revisions. Please remember to list all revisions in the revision box of the
final copies of the site plan.
(2) Acreage. Please show the acreage of the entire lot somewhere on the site plan.
(3) Number 7 & 14 Notes. In the notes section of the site plan you state that "no outdoor
lighting is proposed" two times. Please omit one of these notes.
(4) Outdoor Storage of Vehicles. Please provide a statement to the effect that any
inoperable vehicle, or any vehicle in the process of being repaired, that is kept outside
of the enclosed structures shall be fully screened from view.
(5) Utility Providers. Please provide a list of all utility providers on the site plan with
their name, address, and phone number shown.
(6) Trash Receptacles. Please show the location of all outdoor trash receptacles. If ne
such receptacles are shown, provide a statement explaining how trash is disposed of.

(7) Pavement Detail. Please provide pavement details of the existing surface material(s).
(8) Fire Code. Please show all utilities necessary to meet fire code requirements, such as
fire lanes, hydrants and other water hookups, and signs.
(9) Dock Doors & Loadin., Spaces. Please show all existing and proposed dock doors
and loading spaces.
(10) Signs. Please show the location of all existing and proposed signs. If no signs are
proposed, provide a statement to that effect.
(11) Aisle Width & Parking Space Angle. Please show the width of the parking aisle and
the degree of angle used for the spaces.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five copies
of the final plan for final administrative approval. Comment sheets are required from the following
agencies: Frederick County Inspections Department. Frederick County Engineer, Frederick County
Fire Marshal, Frederick County Sanitation Authority, & the Virginia Department of Transportation.
