SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to
the applicant(s).

Dear Mr. Kerr:
Thank you for the recent submission of the above -referenced site plan. I have completed a review
of the plan and would like you to address a few issues in a revision. I have enclosed a red -lined copy
of the site plan to clarify the concerns of staff. Please note the comments I have made below.
Review Comments
\� 1. Parking Spaces Please show on the site plan the location and dimensions of all parking
spaces on the property. Also, please show all maneuvering areas and the flow of vehicles
around the property.
Parking Calculations Please revise your parking calculations. Currently you have the
number of spaces required based only on the manufacturing use. Please show how many
spaces are required for the office use and how many are required for the manufacturing uses.
Office space requirements are one (1) parking space for every 250 square feet of office space
and manufacturing requirements are three (3) spaces for every four (4) employees. Any
additional parking spaces that are added to the site will be subject to landscaping
requirements.
Loading Spaces Please show the dimensions and locations of all loading spaces on the site

Dear Mr. Powell:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on September 11, 2001. The site plan meets all requirements for development in the M1
Zoning District. Currently, there are no adverse comments by any of the required review agencies; however,
any future comments by these agencies should be addressed promptly. Below is a list of the primary
improvements of this development:
A 3,411 square -foot office expansion.
Construction of a 1,000-gallon above -ground propylene tank.
The relocation of Cives Lane has also been illustrated on the plan.
I am providing you with three copies of the approved site plan. Please forward these to the appropriate
representatives of Cives Steel Company and Mr. Robert A. Kerr, PE if, necessary. Furthermore, please be
advised that a copy should be, kept for future reference and an approved copy must be kept on the construction
site throughout the development process. Once site development is complete, you should contact this office
