The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to
the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Dear Mr. Mislowsky:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on November 8, 2001. The site plan meets all requirements for development in the M1 Zoning
District. Currently, there are no adverse comments by any of the required review agencies; however, any firture
comments by these agencies should be addressed promptly. The primary improvements associated with this
development include the addition of 2,500-square-foot building for warehouse use and improvements required
by VDOT.
I am providing you with several copies of the approved site plan. Please fonvard these to the appropriate
representatives for Davenport Insulation. Furthermore, please advise the owner that a copy should be kept for
future reference and an approved copy imist be kept on the construction site throughout the development
process. Once site development is complete, please contact this office to schedule an on -site inspection.

We have received your revised site plan dated October 31, 2001 for the referenced project.

advise the owner of our approval. Also please provide five (5) sets of approved
construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the
Route F-732 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector. A copy of any/all recorded plats of dedication for drainage easements or
additional right-of-way required for implementation of this proposed project should be
provided to VDOT prior to issuance of any land use permits. Dedication should be made to
the Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take approximately thirty
days to process and issue. Should you have any questions, do not hesitate to call.

A VDOT review has been completed on the revised site plan dated 09/14/01 (received
10/05/01) for the referenced project. Our comments follow and are shown in red on the plan
sheet:
1. It appears existing commercial entrances were permitted anticipating a 30' wide pavement
with 34' curb to curb, unable to recover an approved Master Development Plan to confirm
this width. However, we think these dimensions are adequate for the Route F-732 facility.
2. Curb & gutter should be provided as indicated. Curb cut scupper drains could be used if
grading to positive drainage cannot be achieved.
3. Entrance sight distance and distance to nearest VDOT road intersection should be confirmed
and shown on plan.
4. VDOT Standard CG-6 detail should be shown.
5. Comments as indicated on the enclosed Entrance Permit Plan Check List.
When all the above comments including those on the Entrance Permit Plan Check List have
been addressed, please provide one copy of revised plan to this office for VDOT review.

Dear Mr. Mislowsky:
Thank you for the recent submission of the above -referenced site plan. I have completed a review
of the plan and would like you to address a few issues in a revision. I have enclosed a red -lined copy
of the site plan to clarify the concerns of staff. Please note the comments I have made below.
Review Comments:
1.J Magisterial District. Please change the site plan to indicate the correct magisterial district
which is Stonewall.
2. Parking Spaces. In the summary table, you list the number of existing parking spaces as 39
/ but there are only 27 shown on the site plan. Please show all spaces on the site plan.
3. J Loading Spaces. In the summary table, you indicate two loading spaces but five loading
zones are indicated on the site plan. When visiting the site, the five loading zones were used
as parking spaces. The areas labeled "existing concrete" seemed to be loading areas or staging
areas. Please label the site plan appropriately and adjust the summary table if needed.
4. J Outdoor Storage. The "existing concrete" areas were also used for outdoor storage. If
outdoor storage is to continue in those areas, it should be screened with opaque fencing and
indicated on the site plan.
5. Fire Code Improvements. Please provide the location of all improvements necessary to meet
the fire code requirements; this includes fire hydrants, required bollards, and fire lanes.
6. J Signs. Please show the location, height, and dimension of all existing and proposed signs.

I've enclosed an application for revised site plan approval on the Davenport Installation site at 240 Lenoir
Drive in the Stonewall industrial Park. A 2500 s.f. warehouse addition is planned with minor pavement
widenings as required to facilitate track movements As the addition will not result in additional "warehouse"
employees, the parking calculations for the current site plan is still valid and are noted on the plan. The new
building area and FAR calculations are provided.
This site was granted a variance to the front set back for the building proposed on the current site plan. A note
to that affect is provided.
We have provided the fee required for a minor site plan application. Though the expansion is more than a 20%
increase in area (28%), it does not exceed the 2,500 s.f limit. As the associated improvements are minor, we
believe the minor site plan fee should apply.
