All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. Place a note on the plan that an on -site pre -construction meeting is required prior to commencing any site work. The owner, contractor, representative fi-om the design firm and from our office shall be present at the meeting. 2. Place the Responsible Land Disturber title block on the plans as shown. A certified erosion and sediment control individual shall fill out the title block prior to obtaining a land disturbance permit. This person shall be responsible for carrying out the approved erosion and sediment control plan. 3. The site plan shall be stamped by a professional engineer or a class III-B land surveyor since a stormwater analysis is being performed. 4. The stormwater management calculations need to include the following information: a. Provide a drainage map of the entire watershed. This information shall be included while performing your storage volume calculations. b. Since the site has two (2) separate drainage divides, the stormwater draining to the east shall be analyzed separately from the stormwater draining to the south. An adequate channel evaluation shall be performed along Double Church Road to ensure that the culverts and the ditches are adequate for the increased storm flows. c. Provide supporting data of your assumptions including your runoff "c"-value, time of concentrations and the specific elevations within the pond corresponding with each storm event. d. The detail for the proposed stormwater outlet structure is not recommended. We recommend the use of a RCP pipe or manhole for an outlet structure. Provide a concrete base to prevent floatation and submit supporting data verifying the amount of concrete needed to prevent floatation. Provide a trash rack on top of the structure. Also, provide details and elevations of the emergency spillway and armor the spillway if placed in compacted fill. 5. Provide a sediment trap design in accordance with vesch standard 3.13. Provide dimensions of the rock check dam. 6. Provide perimeter erosion and sediment control along the downstream area of the pond to control erosion run-off during construction of the pond. Provide erosion and sediment control along the east portion of the site. We recommend the use of a diversion berm with a rock check dam outlet. 7. Provide a temporary and permanent seeding schedule with mulch for the project. Once these comments are addressed, submit two (2) copies of the site plan for further review.
