Wire reinforced silt fence or diversion berms are required for all commercial sites. 2) The detail for the drop inlet protection reflects silt fence. Frederick County does not permit the use of silt fence for inlet protection on commercial/industrial projects. Therefore, it will be necessary to provide an appropriate inlet protection as specified in VESCH Standard 3.07 and 3.08, respectively. 3) Because the disturbed area indicated on the plan will encompass an area greater than two (2) acres, it will be necessary to install a sediment trap to provide adequate erosion and sediment control. In accordance with VESCH Standard 3.13, provide the design calculations, details and grading plan for the sediment trap. 4) Provide cross -sections and profiles for both of the proposed drop inlets. Parking is provided to the north and west sides of the building. The entire 2.03 acre parcel will be disturbed with the development. Existing Site Conditions: Currently the site is undeveloped. The site was used previously as a borrow site and is covered with grass. There are a few trees at the intersection of Independence Drive and Branch Banking Drive. The site drains to the southeast corner of the parcel. Potential Pollution Sources: There are no significant pollution sources. Stockpiles of dirt and materials used in construction will be used and remain covered when not in use. Litter, construction debris, and construction chemicals shall be prevented from becoming a pollutant source by screening outfalls, and picking up debris daily. Sediment and Erosion Controls will be maintained as required by the Virginia Erosion and Sediment Control Laws and Regulations. Sequence of Major Soil Disturbance Activities: The contractor shall provide a sequence of major soil disturbance actives including the project start date, utility construction, excavation of the footings and finish grading. Adjacent Properties and Offsite Areas: The site is bound to the north by Independence Drive, to the east by Branch Banking Drive, and to the south and west by undeveloped parcels of the Westview Business Centre. Adjacent properties will be affected by the development. Off -Site Areas: All materials pertaining to the development of the site will remain on the subject property. No other adjoining properties will be disturbed. • • Soils: Soil type is Clearbrook channery silt loam (9C). The site has been a borrow site. Surface material has been removed down to the shaley substrata. The soil has an erodibility factor (K) of 0.32 which is moderately erodible as described in the Virginia Erosion Control Handbook. Receiving Waters: The site drains an existing 42" RCP storm line which was designed to adequately convey discharge from the ultimate build out of the site to the regional detention pond. Stormwater Management: A regional detention pond has been constructed to detain stormwater for the Westview Business Centre, including the build out of the subject parcel. No additional stormwater management measures are proposed. Critical areas: The critical areas are the connection points to the existing storm sewer. The proposed inlets shall be protected with inlet protection. Erosion and sediment control measurements: Unless otherwise indicated, all vegetative and structural design and sediment control measures will be constructed and maintained according to minimum standards and specifications of the latest Virginia erosion and sediment control handbook. Structural measures: Construction entrance - 3.02 Construction entrance shall be placed according to the plans and any other areas that the contractor will access the site from paved areas. Construction entrance shall be built according to the detail included in the plans. Silt fence barriers - 3.05 Silt fence barriers shall be placed at the downstream perimeter of the site, as shown on the plans. Storm drain inlet protection - 3.07 Storm drain inlet protection shall be placed at all inlets to filter sediment laden runoff. Temporary seeding - 3.31 The contractor is to implement temporary seeding if disturbed land is left exposed for over 30 days and construction is not complete in this area. Permanent seeding - 3.32 All areas that are to remain grassed to be permanent seeded as soon as practical. Seeding requirements are included in the plans. Mulching - 3.35 Mulch all areas which receive temporary and/or permanent seeding. Vegetative measures: Temporary seeding/pennanent stabilization seeding measures shall be taken on disturbed soil at cut/fill slopes, ditch lines, or areas outside of on -going construction practices within seven (7) days of completed grading.
