Existing Site Conditions The site is currently open space adjacent existing buildings of similar use as the proposed site plan. The site 15 gently sloping and an existing Storm Water Management facility is located in the rear northeastern corner of the 51te. Adjoining Properties The 9Prop property ert land uses are either mixed office/warehouse use or vacant. Existing public roads provide access and utilities to the site. Soils The parent soils in this area are classified as Swimley stilt looms (5cfE3). Erosion Control Measures Hold re -construction meeting on site. p g Install silt fencing and diversion dikes. Install construction entrance with wash rack. Install sediment tra . Glear and grade site,. Install culverts, culvert inlet and outlet protection and check dams. Upon completion of grading, stabilize the site. Temporary Stabilization Temporary stabilization shall be applied to any denuded areas of the site that are not continuously worked within 14 doy5. Permanent Stabilization Permanent erosion control measures include the establk3himent of grass on all surfaces not paved or built upon. Permanent stabilization shall be accomplished in accordance with the seeding schedule below and Section 3.32 of the Virginia Erosion and Sediment Gontrol Handbook. Seeding Schedule I. Topsoil shall be spread of a minimum depth of 4". 2. Pulverized agricultural limestone shall be incorporated into the topsoil at a rate of 12 Ibs per 1,000 5f (2 tons per acre). 3. Fertilize with 10-10-10 at a rate of 23 Ibs per 1,000 sf (1,000 Ib5 per acre). 4. Seed mix consisting of 6-1Y Kentucky 31 Toll Fescue and 35% Red Glover. 5. Straw mulch shall be applied to all seeded areas at a rate of 3.500 Ib5 per acre and anchored with cutback or emulsified osphnit at a rate of 200 gallons per acre. Maintenance Program 1. The contractor shall inspect all erosion and sediment control measures after each rainfall and of least daily during prolonged rainfall. Damaged or deficient areas shall be repaired or replaced immediately. 2. The contractor shall make a daily review of all areas of construction activity to insure erosion control effectiveness. Additional measures shall be installed immediately where deficiencies are found. 3. Sediment shall be removed when the sediment volume reaches one half the height of the trapping device. 4. All required permits and fees to begin land disturbance shall be the re5pon5ibility of the contractor. Erosion and Sediment Control Notes 1. All vegetative, structural erosion, and sediment contrc practices shall be constructed and maintained in accordance with the minin-ium standards and specifications Set forth in the latest edition of the Virtirlia Erosion and Sediment Gontrol Handbook and Virginia VR 625-02-00 Erosion and Sediment Gontrol Regulations. 2. The contractor shall install the 5111; fence and construction entrance as shown in the plan prior to or as a first step in clearing. 3 Within seven days of reaching final grade, the contractor shall Install permanent stabilization to disturbed areas that are not to be paved or built upon. 4. The contractor will contact the plan approving authority one week prior to the commencement of land disturbing activity and one week prior to final inspection. 5. The contractor is responsible for installation of any additional erosion control measures necessary to prevent erosion and sedimentation o5 determined by the plan approving authority. 6. A copy of the approved erosion and sediment control plan shall be maintained on the site at all times. -7. The contractor is responsible for maintaining drainage of all disturbed areas to sediment control devices at all times. 8. The contractor shall inspect all erosion control measures periodically and after each runoff producing rainfall event. Any necessary repairs of cleanup to maintain the effectiveness of the erosion control devices shall be made immediately. concrete pad V-6" sq. x 6" deep 4" stone screw type adjustable valve box 7401",in. location marker stone e megalugged ain megalugs megalug :•r ' :•:• i i•S•i •:i:: !!lid thrust block 1 B" to 24" block (for valves 12' and larger) Note: this detail is also used for butterfly valves GATE VALVE Revised Figure 8 Oct 03 6" dia. schedule 40 steel pipe filed with concrete. and painted yellow direction of setting to be approved prior to installation pad V-6" sq. x 6" deep screw type adjustable valve box I ,locator marker FIRE HYDRANT ASSEMBLY Figure 9 SDR 35 spigot SDR 35 spigot by R a by gasketed SDR 21 gasketed . bell 45• bend bell adapter (see note) 2' Fj: 1 h. f,r :{! 1. •..=.t. ,..., rr>;h d ...+1• {L". Methods and materials used in the construction of the improvements herein shall conform to the current County construction standards and specifications and/or current VDOT standards and specifications. 2. Measures to control erosion and siltation, including detention ponds serving as silt basins during construction, must be provided prior to issuance of the site development permit. The approval of these plans in no way relieves the developer or his agent of the responsibilities contained in the Virginia Erosion and Sediment Control Handbook. 3. A permit must be obtained from the Office of the Resident Engineer, Virginia Department of Transportation (VDOT) and Frederick County prior to construction in existing State right-of-way. 4. Approval of this plan does not guarantee issuance of an entrance permit by VDOT when such permit is required under State law. 5. The exact location of all guard rails will be determined by VDOT personnel. "A joint inspection will be held with the Developer, County Representatives, and Representatives of the Virginia Department of Transportation (VDOT) to determine if and where guard rail and/of paved ditches will be needed. The developer will be responsible for providing guardrail and paved ditches as determined by this joint inspection." Refer to Virginia Department of Transportation (VDOT) Guard Rail and Paved Ditch Specifications. 6. An approved set of plans and all applicable permits must be available at the construction site. Also, a representative of the developer must be available at all times. 7. Warning signs, markers, barricades or flagmen should be in accordance with the Manual on Uniform Traffic Control Devices (MUTCD). 8. All unsuitable material shall be removed from the construction limits of the roadway before placing embankment. 9. All pavement sections on the approved plans are minimum sections to be utilized when the actual California Bearing Ratio (CBR) of the pavement subgrade is 6 or more. Soils tests of the subgrade shall be performed for actual determination of required pavement thickness prior to placement. All final pavement and base course thicknesses shall be designed in accordance with VDOT's "Pavement Design Guide for Subdivision and Secondary Roads in Virginia", and shall be based on a sufficient number of CBR tests to determine the true support values of the soils in the subgrade. Final pavement design shall be submitted during construction and prior to placement. 10. All roadside ditches at grades of more than 5% shall be paved with cement concrete to the limits indicated on the plans and as required at the field inspection. 11. All springs shall be capped and piped to the nearest storm sewer manholes or curb inlet. The pipe shall be minimum 6" diameter and conform to VDOT standard SB-1. 12.
