The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to
the applicant(s).
Site Plan Package
One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Dear Mr. Frank:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on February 27, 2002. The site plan meets all requirements for development in the B2 Zoning
District. Currently, there are no adverse comments by any of the required review agencies; however, any future
comments by these agencies should be addressed promptly. Below is a list of the primary improvements of this
development:
• Construction of a 5,822 square -foot building for a gas station/convenience market use.
• 29 parking spaces, including two handicapped spaces.
• Planting of 18 shade trees and 54 shrubs.
• Construction of a canopy and installation of underground gas tanks.
I am providing you with eight copies of the approved site plan. Please forward these to the appropriate
representatives. Furthermore, please advise the owner that a copy should be kept for future reference and an
approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owner should contact this office to schedule an on -site inspection. This is
required prior to die issuance of an occupancy permit by the Department of Building Inspections.

309, use group M (Merchantile) for the store and use group U (uitility) for the
tank and other structures, of the BOCA National Building Code/1996. Other code that
applys is CABO A117.1-92 Accessible and Usable Buildings and Facilities.

Comment 1: Please correct the Property Identification Number (PIN) of the subject property.
Response: We have corrected the Property Identification Number (PIN).
Comment 2: Please provide Ili PIN for all adjoining properties.
Response: We have added the tax information for the adjoining properties.
Comment 3: Please clarify where the it "DW that is labeled on the site plat) will be located.
Response: We have deleted the reference to the ATM.
Comment 4: The width of the travel aisle located between the canopy and the Batik of Clarke Count);
property to the right is inadequate. the aisle should have a mininuon Ividth of 24 feet.
Response: Per our telephone conversation on January 29, 2002, we have relocated the pump canopy to
provide a 22' isle width.
Comment S: Please explain what you have included in your open space calculations. If the patio area is
included, please provide details of its design.
Response: We have revised the site layout so that a minimum landscape area of 344 SF will be required in
the patio area to achieve the 15% minimum requirement.
Comment G: Please provide the location of all improvements necessary to meet the fire code requirements;
this includes fire hydrants, required bollards, and fire lanes.
Response: Fire Marshall has approved plans. No comment necessary.

Comment 8: Research of our records indicates that the ingress/egress easement, shown in part on the site
plan, actually eviends the length of the property line along the Bank of Clarke County side. If part of that
easement has been vacated, please provide documentation to support this.

Land Records, Inst 9020001494.

We have received your revised site plan dated November, 2001 for the referenced
project. It appears all of our earlier review comments have been satisfactorily
addressed. Please advise the owner of our approval. Also please provide seven (7)
sets of approved construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the Route
522 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, do not hesitate to call.

Thank you for the recent submission of the above -referenced site plan. I have completed a review
of the plan and would like you to address a few issues in a revision. I have enclosed a red -lined copy
of the site plan to clarify the concerns of staff. Please note the comments I have made below:
Please correct the Property Identification Number (PIN) of the subject property.
2. Please provide the PIN for all adjoining properties.
3. Please clarify where the ATM that is labeled on the site plan will be located.
0 The width of the travel aisle located between the canopy and the Bank of Clarke County
property to the right is inadequate. The aisle should have a minimum width of 24 feet. 0/0 `
5. Please explain what you have included in your open space calculations. If the patio area is
included, please provide details of its design.
6. Please provide the location of all improvements necessary to meet the fire code requirements;
this includes fire hydrants, required bollards, and fire lanes.
7. The signature approval block on the site plan is incorrect. The Zoning Administrator
approves site plans. Also, please add a statement that approval is valid for five (5) years.
8. Research of our records indicates that the ingress/egress easement, shown in part on the site
plan, actually extends the length of the property line along the Bank of Clarke County side.
If part of that easement has been vacated, please provide documentation to support this.
