The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted priorto the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to
the applicant(s).
Site Plan Package
One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Dear Mr. Painter:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on July 2, 2002. The site plan meets all requirements for development in the M1
Zoning District. Currently, there are no adverse comments by any of the required review agencies;
however, any future comments by these agencies should be addressed promptly. Below is a list of the
primary improvements associated with Site Plan #51-01:
Phase l:
• Construction of a 14,400 square foot office/warehouse building.
• Construction of forty-one (41) parking spaces, including two (2) ADA spaces. Sidewalks,
landscaped islands, curb & gutter, and striping shall be provided.
• Construction of two (2) one-way commercial entrances off of Imboden Drive.
• Planting of sixty-six (66) Anderson Anglo Yews, ten (10) Welch Rock Mountain Junipers,
twelve (12) Littleleaf Lindens, and twelve (12) Japanese Zelkovas.
• Construction of a dumpster pad with an opaque fence and gate.
Phase 2:
• Construction of a 20,250 square foot office/warehouse building.
• Construction of thirteen (13) parking spaces, including one (1) ADA space. Sidewalks,
landscaped islands, curb & gutter, and striping shall be provided.
• Planting of fourteen (14) Anderson Anglo Yews, thirteen (13) Welch Rock Mountain
Junipers, and twelve (12) Littleleaf Lindens.
• Construction of a dumpster pad with an opaque fence and gate.

advise the owner of our approval. Also please provide seven (7) sets of approved
construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the
Route 1327 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector.
Once satisfactory application has been made, a permit will normally take approximately thirty

Dear Mr. Painter:
Thank you for your submission of the Baker Lane Industrial Park, Lot 3 site plan. I have had the
opportunity to review the plan and there are a few minor changes that are in order before staff considers
the site plan for final approval. Please review the following comments and then prepare a revision of the
site plan for our review. Staffs review comments are as follows:
Review Comments:
1.) Adjoining Lot Information. Please confirm the adjoining lot information that is provided. You
should provide the use of all adjoining lots. Also, you are showing Lot 97C to the south of the
property on the vicinity map, but you show Lot 97B on the other inset map on the first page.
Please correct all information as appropriate.
2.) Phase H Handicap Parking. Staff recommends that the placement of the Phase H handicap
ramp be in front of the loading area for the proposed handicap space. This would make the ramp
more accessible.
3.) Traffic Flow. Please provide one-way signs or painted arrows on the pavement to help direct
the proposed traffic flow.
4.) Landscaping. Please clarify the number of trees that will be planted on the site. According to
your information, 29 trees are required (pl), 28 trees are shown on the plan (p5), and 27 trees
are listed on the Plant List (p5).
5.) Outdoor Storage. Please provide a statement on the plan that no outdoor storage is proposed.

6.) Approval Statement. Please provide a statement below the Zoning Administrator Approval Box
to the effect that the site plan will be valid for five years from the approval date.
7.) Required Number of Phase H Interior Landscaping Trees. First of all, you have included the
same landscaping calculations twice on the first page. In addition, the total number of required
interior landscaping trees for Phase II should be two, if there are 14 spaces.
8.) Phases. Please provide more information on the site plan (p3) regarding the proposed phases.
You should label the two buildings as Phase I and Phase II; show the edge of pavement that is
proposed for Phase I; and clarify which dumpster will be provided for Phase I and which for
Phase II.
9.) Signs. Please provide the location and specifications for all proposed signs. If no business signs
are proposed, please provide a statement to this effect. It should be noted that all signs are
required to obtain a sign permit through the Department of Building Inspections.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five copies
of the final plan for approval. Comment sheets are required from the following agencies: the Virginia
Department of Transportation (VDOT), the Inspections Department, the Frederick County Engineer
(Public Works), the Frederick County Fire Marshal, and the Frederick County Sanitation Authority.
