SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted priorto the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to
the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Dear Mr. Lewis:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on December 20, 2001. The site plan meets all requirements for development in the B2 Zoning
District. Currently, there are no adverse comments by any ofthe required review agencies; however, any future
comments bythese agencies should be addressed promptly. Below is a list ofthe primary improvements of this
development:
Construction of a 3,268-square-foot building for use as a dental office.
Construction of two parking lots with a total of 48 spaces, including two handicapped.
A landscape plan including the planting of 21 trees and two evergreen hedgerows.
I am providing you with three (3) copies of the approved site plan. Please forward these to the appropriate
representatives. Furthermore, please advise the owner that a copy should be kept for future reference and an
approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owner should contact this office to schedule an on -site inspection. This is
required prior to the issuance of an occupancy permit by the Department of Building Inspections.

Dear Mr. Lewis:
Thank you for the recent submission of the above -referenced site plan. I have completed a review of the
plan and would like you to address a few issues in a revision. I have enclosed a red -lined copy of the site
plan to clarify the concerns of staff. Please note the comments I have made below.
1. Perimeter Landscauing. I measure the parking perimeter as 646 feet. Please adjust your landscape
notes to reflect the appropriate changes. The number of trees needed for the perimeter is 17.
2. Driveway Lane Width. Please change the width of the driveway lane serving the rear parking area
to 24 feet, as that is the requirement in the Zoning Ordinance.
3. Adjoining Properties. Please add an adjoining property, PIN 75A-6-B-41B. Also, please correct
the zoning of PIN 75-A-3 to B2 only.
4. Parcel Lines. Is the survey boundary line between the two sections of PIN 75-A-2D intended to
show that it is two parcels or is it intended to show split zoning? Our records indicate one lot that
is split -zoned.
5. Fire Code Improvements. Please provide the location of all improvements necessary to meet the
fire code requirements; this includes fire hydrants, required bollards, and fire lanes.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will then need all approved review agency comment sheets and five copies of the
Final site plan for approval. Comment sheets are required from the following agencies: Building
Inspections Deparlment; Frederick County Engineer (Public JVorks); Frederick County Fire bfarshal;
Frederick Counly Sanitation Authority; Frederick Counly Health Deparlment.
