Project Description: The development of this project consists of the construction of a pro posed office arts sales equipment service p P p � equipment showroom, and warehouse facility, with related driveways and parking facilities, site grading, well & septic field, storm water management pond, service utilities, and site landscaping. 2. Existing Conditions: The 14.75 acre tract is currently undeveloped and was previously used for agricultural purposes. The site has approximately 509 linear feet of road frontage along Indian Hollow Road (VA. Route 679) which provides access to the site, and is located at the cross -over of North Frederick Pike (U.S. Route 522) and the intersection with Indian Hollow Road. The adjacent 8.64 acre tract which makes up the remainder of the project area is located southeasterly of the 14.75 acre parcel and has 350 linear feet of frontage along North Frederick Pike. Development will impact both tracts (see the site layout and grading plans). The area is generally rural in nature. There exists a business strip along North Frederick Pike (U.S. Route 522), however, the parcels surrounding these lots are used for agricultural and residential purposes. The site is gently sloping from the west or rear of the site adjacent to the residential section towards the front or Indian Hollow Road and the easterly property line. A large swale exists through the middle portion of these tracts that generally flows from west to east. Which handles the majority of the storm water runoff in and around the site. A small portion of the site flows towards the orchard area at the rear of the second tract with the remainder of the site flowing to an existing 18" storm culvert located under Indian Hollow Road. (See enclosed Exhibit 3 for parcel layout.) 3. Adjacent Areas: The site is bounded on the north by Indian Hollow Road (VA. Route 679) and North Frederick Pike (U.S. Route 522). The land to the west is developed land consisting mainly of medium -lot single-family residences. The eastern and southern boundaries are bounded agricultural land that is currently being used as apple orchards. This land is also part of the Second Battle of Winchester Battlefield Apple Pie Ridge District. Buffers along these boundary lines have been proffered to help preserve the battle field district. 4. The large swale which conveys the majority of the storm water through the site and the area adjacent to Indian Hollow Road where the existing 18" CMP culvert is installed. These areas control and convey the storm water runoff through the site and pose the greatest areas of sediment deposition during the construction process. These areas are gently sloping and with the appropriate control measures can be easily maintained. 6. Erosion and Sediment Control Measures: a. Erosion and Sediment Control. Measures shall be installed prior to any land disturbing activities. The work shall be confined to the designated limits of construction. For this project, the limits of construction are defined as the property boundaries and the existing edge of pavement of Indian Hollow Road. b. No disturbed areas shall be denuded for more than thirty (30) days. The contractor shall stabilize all exposed areas within seven (7) days after the end of construction of that phase of the work. If possible, all natural vegetation and/or mulching ng shall. be used to protect areas exposed during development of the site.
