The proposed use of the building will be an accounting office. The letter at hand details staffs review comments regarding this development. Please review the comments listed below and prepare a revised site plan which adequately addresses all of our concerns. Review Comments (1) Speed Limit Along Aylor Road. Please provide the posted speed limit for the stretch of Aylor Road which is in front of the subject property. (2) Entrance Spacing Along A Major Collector Road. Aylor Road is classified as a major collector road bythe Frederick County Comprehensive Plan and bythe Virginia Department of Transportation. Please provide an inset illustration which shows the proposed entrance in relationship with nearby entrances along Aylor Road. Distances between entrances should be provided. In no case should the nonconformity of the existing entrance be increased. (3) Relocation of Aylor Road. I have spoken with representatives of VDOT and was informed that the Aylor Road project will have minimal effect on the subject lot. Nonetheless, please show and label the future location of Aylor Road and explain how this will affect the front parking islands and entrance to this property. (4) Business Sign. Please clarify what your intent is regarding the old sign which appears to be located on the south property line. To my knowledge,.this sign has been abandoned and any future sign must meet the present requirements of the Zoning Ordnance. Furthermore, all signs must be located 10 feet off all property lines. Signs should also be located five feet off the edge of the proposed pavement. Any proposed signage should be shown on the site plan. If at all possible, the dimensions and height of all signs should be provided. A statement should be provided on the site plan to the effectthat a sign permit is required to be issued by the Department of Building Inspections prior to any sign installation, constriction, or modification.
