complete prior to accepting it. If any portion of the application is not complete, it will be returned to the

The above -referenced site plan was approved on September 8, 2006. The site plan is approved for the
construction of a new 7,360sf office expansion and a new 700sf maintenance bUllding expansion at the
existing Sanitation Authority Headquarters on Tasker IZoad. This site plan also calls for landscaping and
parking lot revisions as indicated.
I am providing you with three copies of the approved site plan. Plcase forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an
approved copy must be kept on the consUvction site throughout the development process. Once site
development is complete, the owner(s) should contact this office to schedule an on -site inspection. Do not

Additions to the existing structures shall comply with The Virginia Uniform Statewide
Building Code, The International Existing Structures Code and section 304 use group B
(Business) of the International Building Code/2003.(IBC 2003 was adopted Nov. 16,
2005 however the 2000 edition of the IBC can be used up to one year from the date of
code adoption). Other code that applies is ICC /ANSI A117-2003 Accessible and Usable
Buildings and Facilities. Special inspections are required per chapter 17 of the IBC.
(soils, concrete , etc-).
Accessible route to building that exceeds 5% slope shall be designed as a ramp. Please
confirm the accessible mute to the maintenance building addition. Required egress doors
shall be to an accessible mute or to a min. area of rescue on the landing with fire rating of
the wall within 10' of the exterior door per IBC. (ADA 20% rule applies to the additions
under the MW unless full aecessibilit)• is met).

Dear Mr. ,Jones:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues
in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please
review Staffs comments listed below and then prepare a revised site plan which adequately addresses
each concern.
Review Comments:
1) Application. The site plan application submitted was not signed; a copy has been provided for
signature.
2) Signature Block. A signature block for the Zoning Administrator along with the expiration
language needs to be provided on the coversheet.
3) PIN Number and Magisterial District. On the coversheet, the property identification number
needs to be shown as well as the Magisterial District.
4) Landscaping Notes. On sheet C001, notes need to be provided that state (i) all planting shall
conform with §165-36B of the Frederick County Zoning Ordinance (Plant selection, planting
procedure, and maintenance), and (2) any plant substitutions must be approved in writing by the
Frederick County Planning Department.
5) Building Restriction Lines. The BRL's for this site need to be provided and shown on sheet
C102.
6) Future Spaces. Show the complete design for the future spaces and label them Phase II -Future
Spaces. A crosswalk should also be added when the future space (northwest) are constructed.
7) Screening and Outdoor Storage. There is outdoor storage associated with a portion of this site.
Show the entire evergreen landscaping being used to screen this area as indicated on sheet Cl 02.
Once you have adequately addressed all ofthese comments, please resubmit a copy for my review. I will
need all approved review agency comment sheets and at least five copies of the final plan for approval.
Comment sheets are required from the following agencies: the Frederick CountylnapectionsDepartment,
and the Frederick Cozmty Fire Marshal.
