The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan_ It is recommended that applicants
contact the Department of Planning & Development to determine which review

The above -referenced site plan was approved on October 18, 2006. The site plan is approved for
revisions to the previously approved MCCIung Logan site (original plan 1182-05) which is located
on Kentmere COUrt in the Stonewall Industrial Park. "this development consists of a 1,950sf
office and a 5,850sf warehouse/shop area as well as a separate 1,500sf maintenance shed.
Required site improven)ents includc the following:
• Construction of a parking lot with 12 spaces (including one handicap accessible),
including curb and gutter, a sidewalk, landscaped islands, striping, and handicap access.
• Construction of a dumpster pad with a six (6) foot wooden fence for screening.

4. The screening has been labeled. Six berms are proposed for most of the
outdoor storage area.
5. The bays have been labeled.
6. The display area has been reduced to a size that a tractor -trailer can turn
around.

review comments have been satisfactorily addressed. Please advise the owner of our approval. Also please
provide four (4) sets of approved construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the Route 869 right-of-way. The
permit is issued by this office and will require a minimum processing fee, surety bond coverage, and the salary &
expenses of a State assigned Inspector. A copy of any/all recorded plats of dedication for drainage easements or
additional right-of-way required for implementation of this proposed project should be provided to VDOT prior to
issuance of any land use permits. Dedication should be made to the Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take approximately thirty days to process and

Buildings shall comply with The Virginia uniform Statewide Building code and use
group S , (Storage) and use B (Business)of the International Building Code 12003.(2000
codes can be utilized for building permit application until Nov 16, 2006 if requested).
Other Code that applies is ICCIANSI Al 17.1-03 Accessible and usable Buildings and
Facilities. Plans submitted for permits shall be sealed by a Virginia Design Professional.
Special inspections under Chapter 17 IBC is required on this type structure. (.soils,
concrete, steel etc.)
The International Plumbing code requires testing of the pump station to the rim. Question
the water tight requirements of the pump station indicated on the plans.
Accessible parking and access to the building appears to be in compliance.
All required egress shall be accessible to a min. area of rescue on the exterior of the
building (note fire rating of walls within I per IBC) and 50% of all entrances shall be
accessible. Man egress door locations are not shown on the plan at this time.

Upon review of the subject plan, we offer the following comments:
Provide a note pertaining to temporary and permanent stabilization of denucled areas.
2. Provide a note pertaining to stabilization requirements for soil stockpiles — Indicate a
suggested topsoil stockpile location on the plans protected by silt fence.
3. Provide a note Stating that vegetative Stabilization Shall be uniform, mature enough to
survive and adequate to inhibit erosion.
4. Provide note requiring dams, dikes, and diversions to be stabilized immediately after
COnStruCtion.
5. Provide inlet protection and outlet protection for culvert at entrance.
6. Provide appropriate notes regarding trenching practices in accordance with VCSCI-I
4VAC50-30-40.16.
7. Provide note requiring cleaning of any sediment on public or private roadways.
8. Provide note requiring all temporary controls be removed within 30-days once no longer
needed; trapped sediment must be removed and stabilized.
9. Provide channel cross-section and 10-year flow depth.
10. Provide responsible party and maintenance plan for proposed detention facilities.
11. Permanent stabilization — a brief description, including specifications, of how the site
will be stabilized after construction is completed.
12. Show limits of clearing and grading.

13. Silt fence symbols in legend do not match VESCH standard or type shown on the plans.

14. Show wire reinforced silt fence detail.
15. Provide a maintenance schedule including regular inspection and repair of E & S
measures.
16. Provide seeding schedule.
17. Please provide an exhibit showing drainage divides and areas for pre and post
development conditions.
18. Provide scupper detail for the corner of the parking lot and label on the plan.
19. Provide a minimum top of berm width for pond of six feet in accordance with VESC #
3.14
20. Please inform public works department if the previously designed site plan by Triad
Engineering approved 3/17/06 is to be disregarded.

Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This
site plan is denied until the issues in this letter, as well as all issues of the other review
agencies, have been adequately addressed. Please review Staffs comments listed below
and then prepare a revised site plan which adequately addresses each concern.
Review Comments:
1. General Notes. On the coversheet under general notes, the numbering is off.
2. Office Size. On the coversheet the office size does not match what is shown on
sheet 2.
3. Sign Size. The sign height provided on the coversheet does not match ordinance
requirements.
4. Screening. Label the board -on -board fence on sheet 2 and refer to the detail on
sheet 4.
5. Bays. Indicate the location of any bays located in the warehouse area.
6. Display Area. The display area provided for this site is very large. This area
needs to be reduced to display a few pieces of equipment, not to be a storage lot
for new equipment.
7. Signage. On sheet 2, provide a sign location.
S. Plant Locations. As indicated on the landscaping plan, trees should be placed
along the road.
