The site plan is approved for the construction of a new office building and a new off ce/warehouse building located on Yardmaster Court which will be constructed in three phases. Phase I consists of 1,650sf of office and 3,350sf of warehouse and a parking lot, Phase II consists of the remainder of the Phase I building (400sf of office and 2,100sf of warehouse) and Phase III consists of a 5,000sf office building. Required site improvements include the following: • Phase I -Construction of a parking lot with 28 spaces (one handicap accessible space), including curb and gutter, a sidewalk, landscaped islands, striping, and handicap access. • Phase III - Construction of a parking lot with 20 spaces (one handicap accessible space), including curb and gutter, a sidewalk, landscaped islands, striping, and handicap access. • A gravel loading area located behind the office/warehousing building. • A dumpster pad with a six foot board -on -board fence for screening. • A zoning district buffer along the rear of the property. I am providing you with four copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process.
