discuss the ongoing issues regarding the existing pedestrian access points within the
fence at the Fredericktowne Development in Stephens City. "Phis letter serves as
confirmation that Frederick County supports the closure of the two pedestrian access
points due to the security issues raised by Martins. We do request that you provide us
with the course of action you plan on taking to close the fences.

repairs for your review.
At this point, we have detel'1111I1ed It best to leave the gate Open so the homeowiiers are
not climbing over the fence and caUSlllg more damage.
Since we have taken the lock off the fence, we have Ilot had anymore incidents of
damage to the fence.
If the Nottoway Association would like to keep the fence locked, then I suggest they also
assume responsibility for the damage their honlcowilers cause.

Buildings shall comply with The Virginia. Uniform Statewide Building Code section
309 M (Mercantile)Apr the retail and and section 304 use group B (Business) for the

We have received your revised site plan dated July, 20o6 for the referenced project. It appears
all of our earlier review comments have been satisfactorily addressed. Please advise the owner
of our approval. Also please provide two (2) sets of approved construction plans
with signed seal for VDOT distribution.
Existing entrance is adequate for proposed use.
Since access is not directly achieved at a VDOT roadway, no VDOT Land Use Permit will be
required. However, care should be exercised to not litter or damaged VDOT facilities at point
of access.

The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on October 18, 2006. The site plan is approved for the construction of a new
retail/restaurant building and a bank at one of the retail pad sites at the Fredericktowne Crossing Development
located on Double Church Road in the Opequon Magisterial District. Tbis complex consists of the following:
• A retail/restaurant building with a total of 1,300sf and a bank with a total of 7,200sf.
• Construction of a parking lot with a total of 90 (including four handicap) spaces, including curb and
gutter, sidewalks, landscaping, striping, and bandicap access.
• One loading space and dunlpster site for the retail/restaurant building.
All requirements of the Frederica: County Zoning Ordinance have been nlet in the approved site plan, including
review agency comments front all relevant review agencies. I and providing you with seven (7) copies of the
approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the
owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the
construction site throughout the development process. Once site development is complete, the owners) should

project. It appears all of our earlier review comments have been satisfactorily
addressed. Please advise the owner of our approval. Also please provide two
(2) sets of approved construction plans with signed seal for VDOT
distribution.
Existing entrance is adequate for proposed use.
Since access is not directly achieved at a VDOT roadway, no VDOT Land Use
Permit will be required. However, care should be exercised to not litter or
damaged VDOT facilities at point of access.

I. Provide a note stating that vegetative stabilization shall be uniform, mature enough to survive and
adequate to inhibit erosion.
2. Provide note requiring dams, dikes, and diversions to be stabilized immediately after
construction.
3. Provide appropriate notes regarding trenching practices in accordance with VESCI-I 4VAC50-30-
40 subsection 16.
4. Provide note requiring all temporary controls be removed within 30-clays once no longer needed;
