Upon receiving comments from your department, the plans have been revised. The magisterial district has been changed to Shawnee on all sheets. 2: The parking calculations have been revised to show additional parking for the parts storage area based on employees and a change from one to three spaces per bay. 3. The warehouse area has been changed to inventory and parts storage. The building is an accessory use of the existing Truck Parts Unlimited store located at the entrance to the Battlefield Business Park. [,4: The CG-2 curbing on the lighting detail has been changed to CG-6 ,,5 A detail for the dumpster screening has been provided. �6. There are no proposed signs along Sulky Drive. The owner only desires a sign mounted to the building at this time. I have informed him that a permit will be required if he decides to install a sign later. 07. Phasing. The vehicle sales building has been removed. The installation building is an accessory use to the existing Truck Parts Unlimited store located at the entrance to the Battlefield Business Park. .18. The owner does not want to consolidate the lots as he may decide to sell one later. Therefore, the proposed building on Lot 16 has been removed. The entrance and easement must still be shown on Lot 16. VDOT's desire is to keep the entrance in line with Marathon Drive for safety. 9. Outdoor Storage. There is no outdoor storage planned for this site. There is an outdoor display area for vehicles, parts, and accessories sold by the retail component of Truck Parts Unlimited. 10. The landscaping has been revised to reflect the 3 gallon and 2" caliper minimums and an additional 5 trees shown on the plan. 11. The comments from the Fire Marshal's office have been addressed. �12. The legal reference for the gas easements has been added. c13.The building restriction lines have been made darker. 14. I-81 improvements. I do not have any approved, preliminary, or proposed plans for the Interstate 81 widening. I know of a few concept drawings that were created over the years that show varying widths of right of way condemnations, but I do not know which of these will ever apply to this site. Furthermore, the required setback of 50' has been met per the County Ordinance and VDOT has approved the plans already. The Magisterial District for this property is Shawnee, not Back Creek. 2) Parking Calculations. The parking calculations for service bays is three spaces per bay not one space per bay. Also, include parking calculations for the"warehouse" and the parts area. 3) Warehouse Area. Warehousing is not an allowed use in the B2 Zoning District. Change the name of the building area to use along the lines of parts storage to better reflect an allowed accessory use. V4) Standard Curb. The detail for the light poles shows a CG-2 curb. The Zoning Ordinance requires that all curb around parking areas must be CG-6. 5) Dempster Screening. Provide a detail for the board -on -board fence screening for the dumpster. 6) Sims. Show the location of any signage being placed on Sulky Drive. 7) Phasing. The vehicle sales building is shown as phase 2 on the site plan. Since this building is the primary use and the installation bays are accessory, the main building must be built as Phase 1. 8) Lots 15 and 16. Lot 15 is being provided access through a shared entrance easement on lot 16. It appears that there is fixture potential to use lots 15 and 16 separately.
