Hood Modular Building Addition (Site Plan #71-04) (Triad File # 07-04-0569) Ms. Perkins: The following represents Triad Engineering, Inc. responses to comments enumerated in your letter, dated January 28, 2005, concerning the H.P. Hood Modular Building Addition. Frederick County review comments are shown in italics. We are responding on a point -by -point basis to correlate with your letter. 1 On sheet C-2, under the landscaping analysis, it states that 15% is required. The M1 Zoning District requires 25%. You are correct, and that particular note is revised to reflect the correct information (see note #11, sheet C-2). 2. Label the road that this property uses to access Rte. 11. The road entering the site is now labeled as Hood Way (see sheet C-3). The plan indicates that gravel will remain around the modular office. Unless this modular is temporary, concrete will have to be continued from the loading areas around this office. The proposed modular building is shown as permanent, but the Owner has expressed an interest to possibly modify the building in this area sometime in the future. Based on that premise, they want to leave as much flexibility as possible for future additions/renovations. Also, looking at it from the stormwater management angle, the gravel area will create less runoff than a concrete surface. Consequently, H.P. Hood has requested that I inquire if the small gravel area can remain. 1 have included one set of the revised site plan (revised 02-14-05, color coded yellow) for your review. I have also attached approval letters from the Engineering Dept., Fire Marshal, and FCSA. Please note that I am submitting a revised set to the Inspections Dept. at the same time you receive this submittal. If you have any questions, please don't hesitate to contact me. Dunlap: Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be g ranted. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff s comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Landscaping Analysis.
