GENERAL
1. The contractor shall furnish all materials, labor and equipment and perform all work including restoration for the
completed installation of the utility systems and all other improvements shown or implied as necessary for the
completed facility► ready for use. Unless otherwise noted, spec cations for all work to be in accordance with
applicable Standards and Construction Sppeeccifications of The Virginia Department of Transportation, Virginia
Deparhnent of Health, Frederick County Sonitation Authority and the contract documents.
2. The engineer has attempted to, locate existing subsuXce utilities; however, such may exist that are not shown.
The contractor shall exercise care in this work so as to avoid damage to arty utilities. Any damage shall be the
contrgctor s ibif��yyrr. The contractor shall notify all utility companies 72 hours prior to construction. Call "Miss
Utility 1-80057 7777.
3. The contractor shall be responsible for all constructiiori stakeout. AI dimensions, elevations and locations shall
be verified in the field by each contractor prior to beginning the work. The Engineer will approve all cut sheets.
4. Any unusual subsurface conditions encountered during The course of the work shall be immediately brought to
the attention of the Engineer and/or the Owner.
5. Contractor to obtain, of his expense, all permits required of this work and shall faithfully adhere to the permit
conditions imposed.
6. All grading for improvements to be confined to the project area. Any work performed offsite is the Contractors responsibil'iiyr.
7. Cutsheets shall be submitted to the Engineer for approval prior to ordering structures and start of construction.
All cutsheets should show existing ground elevations at centerline of utility, structure or road, and offset hub elevation.
FIRE & RESCUE
1. Burning of land clearing debris requires a permit from the Fire Marshal. Burning of construction debris on site is prohibited.
2. Access for emergency vehicles must be maintained at all times during construction. Temporary street signs and
addresses must be posted as construction begins. Parked vehicles and staging of construction materials are prohibited
Within 20' of fire hydrants. Fire Hydrants are not to be obstructed at any Time.
UTILITIES
I. All extensions of water and sewer lines shown on this plan are privately owned and maintained.
2. Water and sewer lines are to be constructed in accordance with these plans and specifications.
3. Temporary termination of sewer lines shall be plugged watertight. The end of the line shall be marked with a treated
2 inch x 4 inch post extending at least 18 inches above the ground. The top 6 inches shall be painted green,
and the cut depth to the line invert shall be shown.

EROSION CONTROL
1. Prior to initiating any land disturbing activity, it will be necessary to schedule an on -site pre -construction meeting with public
works staff to discuss the approved erosion and sediment control plan. No pre -construction meetings will be scheduled prior to
issuance of the land disturbance permit for the subject project.
2. Contractor to contact the public works department to schedule the required erosion and sediment control measures inspections
as indicated by the program administrator. If the erosion and sediment control measurers have been installed in accordance with the
approved plan, the Department of Public Works will grant approval to initiate land disturbing activities.
3. Prior to release of building permits, the following items shall be completed:
a) Subdivision shall be stabilized in accordance with the approved plan (i.e., road surface, stormwater conveyance system,
curb and gutter, sidewalks, channel linings, vegetative cover, stc.)
b) Submittal of certified as -built of thr subdivision which contains the following items: stormwater conveyance system, curb
and gutter, drainage channels and ditches, stormwater pond. A letter from the engineer -of -record shall be included with the
as -built which states that the subdivision has been constructed in accordance with the approved plan.
c) Individual subdivision lot grading plans shall be submitted by the builder at the time of the building permit application for
each lot proposed for construction.
4. Temporary and permanent erosion control structures and methods to be in accordance with the Virginia
Erosion Control Guidelines and local ordinances and to be utilized during the construction period.
5. All erosion control structures shown or as required during construction shall be continuously maintained
throughout the period in which areas are denuded. Areas shown to be surfaced are to have stone base installed
at the earliest possible date after establishing grade. No area is to remain denuded for more than 7 calendar days
when construction is not in progress.
6. Contractor to clean up and restore disturbed areas immediately upon completion of pipe -laying in the affected area.
7. All unpaved areas of the site which are disturbed by this construction shall be provided with 6' topsoil,
fertilized, seeded, compacted and mulched. Seed bed to be watered and cared for as necessary to provide a
good lawn quality grass cover. Areas not graded shall be disced, leveled and seeded to achieve lawn conditions.

Parking:
This site plan revision proposes no new stadium seating
and therefore no new parking spaces are required.
The plan does propose a reduction in parking area of
6,024 A therefore no additional parking area trees will
be required. Existing trees will be relocated as shown.
Structure shall comply with Virginia Uniform Statewide Building Code and Sections 303, Use
Group A, Assembly and Use Group U, Utility of the BOCA National Building Code/1996.
Other code that applies is CABO A1171-92 Usable and Accessable Buildings and Facilities.
This plan conforms to the requirments of Master Development Plan 01-91, revised 01-00. All
Phase One improvements are shown. Future development of accessory structures or new
facilities on the remaining 8.4 acres will require a separate site plan application.
All maintenance and game equipment to be stored at the existing facilities on the main Campus.

1 �ARFA
GENERAL
1. The contractor shall furnish all materials, labor and equipment and perform all work including restoration for the
completed installation of the utility systems and all other improvements shown or implied as necessary for the
completed facility ready for use. Unless otherwise noted, s ecifications for all work to be in accordance with
applicable Standards and Construction Specifications of The irginia Department of Transportation, Virginia
Department of Health, Frederick County Sanitation Authority and the contract documents.
2. The engineer has attempted to locate existing subsurface utilities; however, such may exist that are not shown.
The contractor shall exercise care in this work so as to avoid damage to any utilities. Any damage shall be the
contractor's responsibility. The contractor shall notify all utility companies 72 hours prior to construction. Call Miss
Utility" 1-800-257-7777.
3. The contractor shall be responsible for all construction stakeout. All dimensions, elevations and locations shall
be verified in the field by each contractor prior to beginning the work. The Engineer will approve all cut sheets.
4. Any unusual subsurface conditions encountered during the course of the work shall be immediately brought to
the attention of the Engineer and/or the Owner.
5. Contractor to obtain, at his expense, all permits required of this work and shall faithfully adhere to the permit
conditions imposed.
6. All grading for improvements to be confined to the project area. Any work performed offsite is the Contractor's responsibility.
7. Cutsheets shall be submitted to the Engineer for approval prior to ordering structures and start of construction.
All cutsheets should show existing ground elevations at centerline of utility, structure or road, and offset hub elevation.
FIRE & RESCUE
1. Burning of land clearing debris requires a permit from the Fire Marshal. Burning of construction debris on site is prohibited,
2. Access for emergency vehicles must be maintained at all times during construction. Temporary street signs and
addresses must be posted as construction begins. Parked vehicles and staging of construction materials are prohibited
within 20' of fire hydrants. Fire Hydrants are not to be obstructed at any time.
UTILITIES
1. All extensions of water and sewer lines shown on this plan are privately owned and maintained.
2. Water and sewer lines are to be constructed in accordance with these plans and specifications.
3. Temporary termination of sewer lines shall be plugged watertight. The end of the line shall be marked with a treated
2 inch x 4 inch post extending at least 18 inches above the ground. The top 6 inches shall be painted green,
and the cut depth to the line invert shall be shown.

EROSION CONTROL
1. Prior to initiating any land disturbing activity, it will be necessary to schedule an on -site pre -construction meeting with public
works staff to discuss the approved erosion and sediment control plan. No pre -construction meetings will be scheduled prior to
issuance of the land disturbance permit for the subject project.
2. Contractor to contact the public works department to schedule the required erosion and sediment control measures inspections
as indicated by the program administrator. If the erosion and sediment control measurers have been installed in accordance with the
approved plan, the Department of Public Works will grant approval to initiate land disturbing activities.
3. Prior to release of building permits, the following items shall be completed:
a) Subdivision shall be stabilized in accordance with the approved plan (i.e., road surface, stormwater conveyance system,
curb and gutter, sidewalks, channel linings, vegetative cover, stc.)
b) Submittal of certified as -built of thr subdivision which contains the following items: stormwater conveyance system, curb
and gutter, drainage channels and ditches, stormwater pond. A letter from the engineer -of -record shall be included with the
as -built which states that the subdivision has been constructed in accordance with the approved plan.
c) Individual subdivision lot grading plans shall be submitted by the builder at the time of the building permit application for
each lot proposed for construction.
4. Temporary and permanent erosion control structures and methods to be in accordance with the Virginia
Erosion Control Guidelines and local ordinances and to be utilized during the construction period.
5. All erosion control structures shown or as required during construction shall be continuously maintained
throughout the period in which areas are denuded. Areas shown to be surfaced are to have stone base installed
at the earliest possible date after establishing grade. No area is to remain denuded for more than 7 calendar days
when construction is not in progress.
6. Contractor to clean up and restore disturbed areas immediately upon completion of pipe -laying in the affected area.
7. All unpaved areas of the site which ore disturbed by this construction shall be provided with 6' topsoil,
fertilized, seeded, compacted and mulched. Seed bed to be watered and cared for as necessary to provide a
good lawn quality grass cover. Areas not graded shall be disced, leveled and seeded to achieve lawn conditions.

and therefore no new parking spaces are required.
The plan does propose a reduction in parking area of
6,024 sf, therefore no additional parking area trees will
be required. Existing trees will be relocated as shown.

A
GENERAL
1. The contractor shall furnish all materials, labor and equipment and perform all work including restoration for the
completed installation of the utility systems and all other improvements shown or implied as necessary for the
completed faclliiy ready for use. Unless otherwise noted, specifications for all work to be in accordance with
applicable Standards and Construction Specifications of The Virginia Department of Transportation, Virginia
Deportment of Health, Frederick County Sanitation Authority and the contract documents.
2. The engineer has attempted to locate existing subsurface utilities; however, such may exist that are not shown.
The contractor shall exercise care in this work so as to avoid damage to any utilities. Any damage shall be the
contractors resppoonsibility. The contractor shall notify all utility companies 72 hours prior to construction. Call Miss
Utility 1-800-257-77
3. The contractor shall be responsible for all construction stakeout. All dimensions, elevations and locations shall
be verified in the field by each contractor prior to beginning the work. The Engineer will approve all cut sheets.
4. Any unusual subsurface conditions encountered during the course of the work shall be immediately brought to
the attention of the Engineer and/or the Owner.
5. Contractor to obtain, at his expense, all permits required of this work and shall faithfully adhere to the permit
conditions imposed.
6. All grading for improvements to be confined to the project area. Any work performed offsite is the Contractor's responsibility.
7. Cutsheets shall be submitted to the Engineer for approval prior to ordering structures and start of construction.
All cutsheets should show existing ground elevations at centerline of utility, structure or road, and offset hub elevation.
FIRE & RESCUE
1. Burning of land cleoring debris requires a permit from the Fire Marshal. Burning of construction debris on site is prohibited.
2. Access for emergency vehicles must be maintained at all times during construction. Temporary street signs and
addresses must be posted as construction begins. Parked vehicles and staging of construction materials are prohibited
within 20' of fire hydrants. Fire Hydrants are not to be obstructed at any time.
UTILITIES
1. All extensions of water and sewer lines shown on this plan are privately owned and maintained.
2. Water and sewer lines are to be constructed in accordance with these plans and specifications.
3. Temporary termination of sewer lines shall be plugged watertight. The end of the line shall be marked with a treated
2 inch x 4 inch post extending at least 18 inches above the ground. The top 6 inches shall be painted green,
and the cut depth to the line invert shall be shown.

EROSION CONTROL
1. Prior to initiating any land disturbing activity, it will be necessary to schedule an on -site pre -construction meeting with public
works staff to discuss the approved erosion and sediment control plan. No pre -construction meetings will be scheduled prior to
issuance of the land disturbance permit for the subject project.
2. Contractor to contact the public works department to schedule the required erosion and sediment control measures inspections
as indicated by the program administrator. If the erosion and sediment control measurers hove been installed in accordance with the
approved plan, the Department of Public Works will grant approval to initiate land disturbing activities.
3. Prior to release of building permits, the following items shall be completed:
a) Subdivision shall be stabilized in accordance with the approved plan (i.e., road surface, stormwater conveyance system,
curb and gutter, sidewalks, channel linings, vegetative cover, stc.)
b) Submittal of certiflied as -built of thr subdivision which contains the following items: stormwater conveyance system, curb
and gutter, drainage channels and ditches, stormwater pond. A letter from the engineer -of -record shall be included with the
as -built which states that the subdivision has been constructed in accordance with the approved plan.
c) Individual subdivision lot grading plans shall be submitted by the builder at the time of the building permit application for
each lot proposed for construction.
4. Temporary and permanent erosion control structures and methods to be in accordance with the Virginia
Erosion Control Guidelines and local ordinances and to be utilized during the construction period.
5. All erosion control structures shown or as required during construction shall be continuously maintained
throughout the period in which areas are denuded. Areas shown to be surfaced are to have stone base installed
at the earliest possible date after establishing grade. No area is to remain denuded for more than 7 calendar days
when construction is not in progress.
6. Contractor to clean up and restore disturbed areas immediately upon completion of pipe -laying in the affected area.
7. All unpaved areas of the site which are disturbed by this construction shall be provided with 6" topsoil,
fertilized, seeded, compacted and mulched. Seed bed to be watered and cared for as necessary to provide a
good lawn quality grass cover. Areas not graded shall be disced, leveled and seeded to achieve lawn conditions.

This site plan revision proposes no new stadium seating
and therefore no new parking spaces ore required.
The plan does propose a reduction in parking area of
