The above -referenced site plan was approved on March 29, 2010. The site plan is approved for phased
revisions to an existing warehouse site located at 200 Lenoir Drive in the Stonewall Industrial Park in the
Stonewall Magisterial District. Required site improvements include the following:
Phase 1
• Existing parking area to be restriped, wheelstops installed along the existing parking spaces and
one handicap accessible parking space provided.
Phase 2
• Existing 29,233 warehouse to be converted into six office/warehouse units.
• Revision of the existing parking area to accommodate 45 parking spaces (including three
handicap accessible), including curb and gutter, striping, and handicap access.
• Dumpster, loading spaces and paving as indicated on the site plan.
• Landscaping as shown on sheet 5.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments from all relevant review agencies. I am providing you with three (3)
copies of the approved site plan. Please forward these copies to the appropriate rcpresentative(s).
Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy
must be kept on the construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to

Dear Ms. Perkins:
As per our meeting held March 22, 2010 we have revised the approved site plan for this
project to incorporate a Phase 1 and Phase 2 plan. The Phase 1 plan proposed new
striping and wheel stops for all existing parking spaces and a new handicap parking
space as shown on sheet 2A/8 of the plan set.
We are submitting two (2) sets of plans and one (1) copy of sheet 2A for the building
inspector for further review. Also, as stated by Mr. Lawrence in the meeting, the fee will
be waived for this submission. Should you have any questions or concerns please feel
free to contact our office.

This is to acknowledge receipt of your revised plans dated February 23, 2009 for the referenced project.
The plans appear satisfactory and are approved. Please advise the developer accordingly. Please provide
four (4) sets of approved construction plans with signed seal for VDOT distribution.
I offer the following comments:
. A preconstruction conference is held by the engineer and/or developer with the attendance of the
contractor, various County agencies and VDOT prior to initiation of work.
. Materials used and method of construction shall apply to current observed VDOT Road & Bridge
Specifications applicable during construction of this development.
. The contractor shall notify VDOT when work is to begin or cease for any undetermined length of time.
VDOT will also require 48 hours notice for inspections.
. The appropriate land use permits shall be obtained before any work is performed on the State's right-
of-way. The permit is issued by this office and will require a minimum processing fee, surety bond
coverage, and the salary & expenses of a State assigned Inspector.
. If mailboxes are to be placed along the roadway fronting lots, a minimum of 4' shall be between the
edge of pavement and the front of mailbox as shown.

Dear Ms. Perkins:
We received your comments dated January 28, 2009 and have addressed each one as
listed below:
1. The Power of Attorney form has been completed and is attached.
2. The proposed parking location matches the existing, grandfathered parking
location. The cover sheet has been revised to reflect this.
3. The proposed light locations on the wall are shown on the plans and a detail
has been provided. All existing lighting will remain as is.
4. The existing stone sign is to remain. The note on the cover sheet has been
revised to state that if the existing sign were to be removed that the proposed
sign shall follow the Frederick County Zoning Ordinance.
5. The paved area has been revised as noted.
6. The rear of the building has been striped for loading as noted.
7. The existing sign is a large stone with a small wooden sign mounted to it. It
is to remain as is.
8. The dumpster location is shown in the rear of the building as well as a
possible future dumpster location if needed.
Per your request, we are submitting one (1) set of plans with each revision for further
review. Should you have any questions or concerns please feel free to contact our

Dear Tim:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues
in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please
review Staffs comments listed below and then prepare a revised site plan which adequately addresses
each concern.
Review Comments:
1. Special Limited Power of Attorney Form. Please have the property owner sign the attached
Special Limited Power of Attorney Form prior to further feview or approval. This form should
be notarized and completed to grant the applicant (you) with authorization to represent them for
this site plan.
2. Parking Lot Setbacks. The coversheet states that the fi•ont parking lot setback is five feet. The
M 1 District has a parking lot setback of 25 feet. The site plan needs to be revised to account for
the required setback. The pavement for the driving lanes needs to be five feet from the property
lines as well.
3. Lij4htinj4. The coversheet states that the lighting will be wall mounted. Provide a detail for the
type of lighting proposed, along with applicable shields.
4. Si2naj4e. Sheet 2 states that the existing sign is going to be removed. Indicate on the plan if a
new freestanding sign is proposed and, if proposed, provide the location and size.
5. Pavement. Extend the pavement for the site as indicated on sheet 3.
6. LoadinI4 Area. The rear of the building needs to be striped as a loading area .as indicated on
sheet 3.
7. Existing Sin. On sheet 3, provide the size and height of the existing sign.
8. Dumpster. The coversheet states that one dumpster is located on the site, but it is not shown on
the site plan (and how it is screened). It does not appear that one dumpster would be adequate to
accommodate this renovated building and additional should be provided for this structure.
