The above -referenced site plan was approved on November 12, 2008. The site plan is
approved for the addition of an 864 square foot Sunday school trailer to the existing New
Life Christian Church site located at 2930 Middle Road in the Shawnee Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved
site plan, including review agency comments from all relevant review agencies. I and
providing you with eight (8) copies of the approved site plan. Please forward these copies to
the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be
kept for future reference, and an approved copy must be kept on the construction site
throughout the development process. Once site development is complete, the owner(s)

Upon review of the revised site plan, dated received September 11, 2008, we offer the
following comment:
1. Provide a brief narrative on the plans describing the scope of work to be covered by
this site plan.
This continent is minor in nature; consequently, we recommend approval of the subject
site plan. Please submit one (1) set of the revised plan for our file. Because the site work will
disturb less than 10,000 square feet, a land disturbance permit will not be required. However,
perimeter erosion and sediment control measures are required and shall be installed.

Mobile Classroom shall comply with the Virginia Uniform Statewide Building Code 2006,
Virginia Industrialized Building Code 2006, and Section 305, Use Group E, Educational, of the
International Building Code/2006. Other Code that applies is ICC/ANSI A117.1-03 Accessible

Proposed new 1000 sq ft classroom shall comply with height and area of T503 of the IBC 2006.
A Virginia Registration number shall be provided at time of permit application. Fire alarms shall

building permits. All required egress shall meet ANSI Handicap.

Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This
site plan is denied until the issues in this letter, as well as all issues of the other review
agencies, have been adequately addressed. Please review Staff's comments listed below
and then prepare a revised site plan which adequately addresses each concern.
Review Comments
1. Special Limited Power of Attorney Form. Please have the property owner sign
the attached Special Limited Power of Attorney Form prior to further review or
approval. This form should be notarized and completed to grant the applicant
(you) with authorization to represent them for this site plan.
2. Coverslieets. It is unclear why the site plan submitted had four coversheets; one
revised coversheet wiil be adequate.
3. Project Information. Revise the coversheet to reflect the existing site and the
proposed addition. Also, the signage information needs to be revised to reflect
the new requirements. A note needs to be provided that states that all utilities will
be underground. The street address for the church needs to be revised to show
2930 Middle Road.
4. Shed. There is a shed currently on the site adjacent to where the trailer is
proposed. The shed needs to be shown on the site plan.
