SITE PLAN APPLICATION CHECKLIST
The checklist shovrn below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies' are relevant to their site plan application. A list of potentially relevant
review agencies is shown below:

Please ensure a copy of the approved permit assembly is kept at the job site whenever working within the
Route 661 right-of-way. I would also like to remind you of the need to erect and maintain proper traffic
control in accordance with our Virginia Work Area Protection Manual.

Dear Mr. Frank:
The above -referenced site plan was approved on June 20, 2007. The site plan is
approved for a 3,200 square foot school building addition on the existing Cornerstone
Church property on Parson Court in the Stonewall Magisterial District. Required site
improvements consist of the following:
• 20 additional parking spaces, including five handicap accessible, with curb and
gutter and striping.
• All associated parking lot landscaping
I am providing you with five copies of the approved site plan. Please forward these
copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy
should be kept for future reference, and an approved copy must be kept on the
construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do

This is to acknowledge receipt of your revised plans with latest revisions dated 1/23/07 for the
referenced project. The plans appear satisfactory and are approved. Please advise the
developer accordingly. Please provide 2 sets of approved construction plans with
signed seal for VDOT distribution.
I offer the following comments:
. Existing entrance does not meet VDOT Standards for the trips generated by the
church/school and the large volume of traffic on Welltown Road. Therefore, a Standard
Private Street Entrance per the attached standard will be required as a minimum.
Should there be a substantial increase of traffic utilizing the church site, VDOT reserves
the right to require additional improvements to the entrance.

. On sheet 1, there is an error in the computation of average daily trips generated by the
site. In the final submittal, please correct the computation, as follows:
(5 days x 69 T.P.D)+ (1 day x 78 T.P.D.)+(1 day x 277 T.P.D.)/7 = 100 T.P.D.
. Any work performed on the State's right-of-way must be covered under a land use
permit. The permit is issued by this office and requires an inspection fee and surety
bond coverage.

on new design parameters and review agency comments. In response to your comments dated 08/17/2006, we
offer the following response:
Comment: I. Setbacks. The setbacks on the cover sheet need to be revised to account for road frontage.

detail (curb, striping, landscaping, etc.)

site plan is denied until the issues in this letter, as well as all issues of the other review
agencies, have been adequately addressed. Please review Staff's comments listed below
and then prepare a revised site plan which adequately addresses each concern.
Review Comments

existing parking detail (curb, striping, landscaping, etc.).
3. Driveways. All driveways and right-of-ways within 200 ft. of any
proposed driveways need to be displayed.
