This site plan, for the addition of 6,600 square feet of warehouse space to the existing Coral Graphic Services of Virginia, Inc. facility, meets all County requirements for development within the M 1 (Light Industrial) Zoning District. The expanded facility will be served by three (3) loading spaces and a paved parking lot consisting of thirty-seven (37) parking spaces, of which two (2) will be designed for handicapped accessibility. The site plan also delineates the provision of perimeter parking lot landscaping comprised principally of shade trees. I have provided you with several copies of the approved site plan. Please forward these approved plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure that an approved copy is maintained on the construction site throughout the development process. Once site development has been completed, the owner should contact this office to schedule an on -site inspection. The following comments are offered and should be addressed through further revision of this site plan. I have also marked the enclosed plan for your use. 1) Please ensure that the Property Identification Number (PIN) of each adjoining parcel is stated in the appropriate format (i.e. 75-A-1E). 2) Please note that gravel is not an acceptable surface treatment for parking areas within master planned industrial parks. Indeed, in accordance with Section 165-27.E. of the Frederick County Zoning Ordinance, parking areas in such areas must include a surface treatment of concrete or bituminous concrete. Furthermore, such parking areas must also be designed with curb and gutter and perimeter landscaping. The row of ten (10) parking spaces shown adjacent to the driveway does not include such improvements. It is therefore necessary to either improve the subject parking area in conformance with the aforementioned Zoning Ordinance standards or remove the parking area from the site plan and cease its use on the property. Should the row of spaces be eliminated, it will be necessary to provide additional spaces in the parking lot adjacent to the facility to ensure that minimum parking requirements are satisfied. Furthermore, the Property Identification Number (PIN) of all other properties located adjacent to the subject parcel must be specified. �4) Please delineate the setbacks provided for the proposed addition. We do not allow the use of strawbale barriers. We recommend the use of rock check dams an diversion berms. Provide these at the locations indicated on the marked copy of the plan. The check dams shall comply with the Virginia Erosion and Sediment Control handbook (vesch) specification 3.20. Provide a detail on the plan. 2. Place a note on the plan indicating that prior to commencing site grading work, a land disturbance permit shall be obtained from the Frederick County Public Works Department. 3. Note 4 under the seeding schedule indicates a seeding requirement based on percentage of seed. For this plan and for all site plans in the future, you need to provide an actual seeding schedule based on the requirements set forth in vesch specifications 3.31 and 3.32 for temporary and permanent seeding respectively. We recommend the use of a seasonal nurse crop to be included with the permanent seeding schedule. Once these comments are addressed, submit two (2) copies of the site plan for further review.
