All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. This site plan, for the construction of a 2,560-square-foot warehouse addition to an existing facility, meets all County requirements for development within the M 1 (Light Industrial) Zoning District. This site also provides for a concrete loading dock and asphalt trailer parking area. I have provided you with several copies of the approved site plan. Please forward these approved plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure that an approved copy is maintained on the construction site throughout the development process. Once site development has been completed, the owner should contact this office to schedule an on -site inspection. The plans appear satisfactory and are approved in accordance with our understanding that the proposed entrance is a low volume, minimum activity scheduled to take place at the location. Our review considered only an entering vehicle to be a WB-55 tractor trailer. We suggest an on site holding sign for vehicles existing the site. They should hold and yield the entrance to entering truck vehicles. VDOT personnel may periodically monitor entrance activity to determine appropriate usage. We refer your office to previous VDOT approval letters for work within VDOT right-of-way and the need for continuing VDOT review as indicated in those approval documents as the owner continues to expand operations. All those letters should be adhered to as site work progresses. Please advise the owner of our approval. Also, please provide seven sets of approved construction plans with signed seal for VDOT distribution. Considering the increasing magnitude of activity within VDOT right-of-way we offer the following comments: A preconstruction conference be held by the engineer and/or developer with the attendance of the contractor, various County agencies and VDOT at your earliest opportunity. Materials used and method of construction shall apply to current observed VDOT Road & Bridge Specifications applicable during construction of this development. Our review and comments are general in nature. VDOT will also require 48 hours notice for inspections. * Private entrances will be installed in accordance with VDOT CG-11 Standard. This is the developer's responsibility. * I suggest any utilities and/or storm sewer placed within the proposed right-of-way be backfilled completely with C.R. Type 21-B Stone.
